wished to develop his land and showed the Planning <br />Board a plan he had submitted to the Board of <br />Appeals indicating how he would like to lot the <br />land. In petitioning for a variance in accordance <br />with said re -lotting plan, Mr. Black said he was <br />informed that the plan had first to be submitted <br />to the Planning Board. He wished to know what he <br />would be required to do in developing his land. <br />Mr.Black was told that his plan constituted a <br />re -subdivision in that there was no street actually <br />in existence on the ground, and therefore no way to <br />serve adequately proposed lots, none of which con- <br />formed to the minimum requirements of the zoning <br />by-law. It was stated that the Board would take <br />the matter under consideration, and that Mr.Black <br />would obtain from Mr. Snow the next day information <br />as to what the Board would require in constructing <br />the roads in the subdivision. Thereupons Mr. Black <br />le;t the meeting at 9:30 p.m. <br />In discussing Mr.Black's subdivision furthers <br />it was decided that he would be required to comply <br />with the Subdivision Rules and Regulations, the <br />Town Engineer determining what drains and utilities <br />would be needed in the proposed ways. , <br />Mr. Stevens left the meeting at 9:45 P.M. <br />OAK HILI, At 9:45 p.m. also, Messrs. Fulton and Wacombe, <br />ESTATES representing the W7nwood Associates, Inc., came to <br />_ the meeting to discuss with the Board what would be <br />WYNWOOD required in developing the Oak Hill Estates sub - <br />ASSOCIATES division, the preliminary plan for said subdivision <br />having been tentatively approved by the Board on <br />May 6, 1957. Mr. Fulton said that Wynwood Asso- <br />ciates was considering purchasing from the Sandy <br />Brook Corporation the land included in said proposed <br />subdivision. <br />The procedure of developing the subdivision by <br />sections was outlined, including the Board's policy <br />of limiting the length of dead end streets to be <br />constructed to 500 feet until a second recognized <br />means of access could be provided. The question of <br />constructing roads all the way to the boundaries of <br />the property were taken under advisement. The matter <br />of size and location of drains were referred to the <br />Town Ehgineer. It was recommended that the Associates <br />confer with him on the engineering requirements of <br />the development before further conferences with the <br />Board. Thereupon, Messrs. Fulton and Wacombe left <br />the meeting at 10:15 p.m. <br />
