ARTICLE 10 ZONING BY-LAW, 16 HAYDEN AVE <br /> AMENDMENT TO CD DISTRICT #8 <br /> To see if the Town will vote to amend the Zoning By-Law of the Town of Lexington, 16 Hayden <br /> Avenue, CD#8 Planned Commercial District adopted by the Town of Lexington on April 16, 1997 <br /> as Warrant Article 28,by amending the approved Preliminary Site Development and Use Plan <br /> Sheets#1, 3, and 4 and to the extent applicable the allowed floor area ratio,to allow construction of <br /> a room totaling 1570 square feet more or less on the ground level of the building located on the site, <br /> and, further, to approve the elimination of five parking spaces on the ground level of 16 Hayden <br /> Avenue to allow room for construction of said room; or act in any other manner in relation thereto. <br /> (Submitted by Hayden Medical Center, LLC,the property owner) <br /> DESCRIPTION: The proposed amendment involves a revision to the Preliminary Site <br /> Development and Use Plan submitted to and passed by Town Meeting in 1997 for <br /> Commercial District#8 that is a medical office building at 16 Hayden Avenue The revision <br /> would lower the existing quantity of off-street parking by five spaces, in order to permit the <br /> use of an additional 1570 square foot of floor area within the existing structure. <br /> ARTICLE 11 ZONING BY-LAW,WIRELESS COMMUNICATIONS <br /> MULTI-FAMILY DWELLINGS <br /> To see if the Town will vote to amend the Zoning By-Law of the Town of Lexington as follows: <br /> Delete Section 15.3.3.1,Multi-Family Dwelling, from the current Zoning By-Law of the Town of <br /> Lexington. (1998 edition) <br /> (Submitted by Lisa Berland and nine or more registered voters) <br /> DESCRIPTION: This article and the following two articles propose amendments to the <br /> Wireless Communications Section of the Zoning By-Law,passed by Town Meeting in 1998, <br /> that deals with the location and appearance of antennas for wireless communications such as <br /> cellular telephones. The three proposed amendments modify or remove the following <br /> provisions: concealed antennas in a multi-family dwelling(Article 11), concealment in an <br /> institutional, agricultural,natural resource or commercial use in any residential district(Article <br /> 12) and setbacks of facilities from certain institutional, religious and educational uses (Article <br /> 13). <br /> 10 <br />
