BOARD Of APPEALS <br />April 21, 1977 <br />' The Board of Appeals held a regular meeting on Thursday, April 21, 1977, <br />beginning at 7:30 p.m. in the Selectmen's Meeting Room of the Town Office <br />Building. <br />Present: George P. Wadsworth, Chairman <br />Ruth Morey, Vice Chairman <br />Woodruff M. Brodhead <br />Thomas G. Taylor <br />Clarence D. Turner, Associate <br />Public hearings were held on the following petitions, notices of the hear- <br />ings having been mailed and hearings advertised in the Lexington Minute -Man as <br />required by statute. <br />Boston Urban Associates - site plan review under the provisions of Section 13 <br />of the Zoning By-law of the Town of Lexington in accordance with a plan sub- <br />mitted to the Board of Appeals with application and made a part thereof entitled <br />"An Office Complex For: Boston Urban Associates, Lexington, Massachusetts" <br />dated 2/28/77, Symmes, Maini & McKee, Architects and Engineers; for a special <br />permit under the provisions of Section 12.2. Location of property: Northeasterly <br />side of Hayden Avenue running 706.62 feet in a Northeasterly direction from a <br />point near the intersection of Hardy's Brook (so-called) and Hayden Avenue. The <br />parcel of land contains 6.4672 acres and is shown as Parcel 19 on a certain plan <br />number 2802Z of the Land Court Registration Office a copy of which plan is marked <br />"B" attached to the application to the Board of Appeals and made a part thereof. <br />The petitioner seeks a special permit under the provisions of Sections 25.40, <br />25.41 and 24.42 of the Use Regulations Schedule of the Zoning By-law to permit <br />the erection of a multi -tenant office building to be owned and operated by the <br />petitioner. <br />The petitioner asks as a condition of said special permit that it be per- <br />mitted under the provisions.of Section 25.84 of the Zoning By-law to operate a <br />cafeteria, soda or dairy bar wholly within the same building to be conducted for <br />the convenience of the employees of said building. <br />The petitioner asks that the following variances be granted as conditions of <br />the special permit: <br />1. For a variance under Section 12.3; the right to vary Section 27 - Sched- <br />ule of Dimensional Controls of said by-law to provide a side and/or rear yard of <br />eighty (80) feet along the Northeasterly boundary of the property rather than a <br />side and rear yard adjacent to a residential district boundary. <br />2. For a variance under Section 12.3: the right to vary Section 32.2 - <br />Schedule of Dimensional Restrictions for Parking and Loading to locate parking <br />for nineteen (19) cars twenty-five (25) feet distant from the Northeasterly <br />boundary of the property rather than fifty (50) feet required adjacent to a <br />residential district boundary. <br />3. For a variance under Section 12.3: the right to vary Section 40 - <br />Parking Space to provide that the area for parking one motor vehicle have a <br />width of nine (9) feet and an area of one hundred eighty (180) feet rather than <br />a width of ten (10) feet and an area of not less than two hundred (200) square <br />feet and that said variance in width and area apply to all parking spaces shown <br />
