<br />Minutes of the Community Preservation Committee <br /> Executive Session <br />Wednesday, December 19, 2012 <br />Parker Room, Town Offices <br />1625 Massachusetts Avenue <br />6:45 pm <br />Present: <br />Committee Members:, <br /> Wendy ManzChair; Marilyn Fenollosa, Vice Chair; Joel Adler, <br />Norman Cohen, Jeanne Krieger, Leo McSweeney, Sandy Shaw and Dick Wolk. <br />Administrative Assistant <br />: Nathalie Rice <br />Mr. Kanter, member of the Capital Expenditures Committee (CEC) was invited to stay <br />for the Executive Session. <br />At 6:45 pm, upon a motion duly made and seconded, it was voted by roll call to go into <br />Executive Session under Exemption 6 to consider the purchase, exchange, lease or value <br />of real property and to reconvene in Open Session at 7:00 pm for the purpose of <br />adjourning; the Chair declaring that an Open Meeting might have a detrimental effect on <br />the negotiating position of the Town. <br />Evaluation of Scottish Rite Property at 33 Marrett Road <br />- Mr. Cohen and Ms. Manz <br />updated the Committee on the progress of the evaluation of the Scottish Rite property on <br />33 Marrett Road. The property had been discussed in an Executive Session on December <br />17, 2012 held by the Board of Selectmen. The salient points were as follows: <br />- Two appraisals have been completed; the purchase price cited by one appraisal <br />was in the $8 million dollar range. <br />- The Cecil Group has evaluated the buildings and grounds, and considers it to be <br />most suitable for a Community Center. Renovation/rehabilitation costs for this <br />purpose are estimated at 11-14 million dollars. <br />- There are 88 parking spaces available under the current plan, which would <br />comply with current zoning requirements. <br />- The Cecil Group does not consider the carriage house to be a usable structure. <br />- The Masons prefer to retain ownership of the parking lot in the pines, but would <br />allow the Town to use it. <br />- The Masons wish to keep the Commander’s House. They are not in favor of <br />community housing on the site. <br /> - There is no proposed open space use of the grounds other than passive <br /> recreation. <br />- Emergency access would be via an outlet to Marrett Road adjacent to the <br />Commander’s house. <br />1 <br /> <br />
