Residential Developments <br /> a. the total number of occupants in other types of dwellings, the Planning Board shall consider data <br /> reported in the Town Census conducted by the Town Clerk in the most recent calendar year; <br /> b. the total number of vehicle trips,the Planning Board shall use the estimates of trip generation outlined <br /> in paragraph 12.2.4.a,trip generation,of this By-Law. <br /> 9.5.4.3 CALCULATION OF MAXIMUM DEVELOPMENT <br /> The maximum development permitted in a cluster or special residential development shall be determined by <br /> using the following procedure: <br /> STEP ONE: <br /> 1) calculate the maximum number of dwellings in a conventional subdivision by the following formula: <br /> divide the area of the lot by the minimum lot area for the district in which the lot is <br /> located (R0=30,000 s.f., RS and RT=15,500 s.f.)provided any fraction thereof may be <br /> included in the calculation; <br /> S'1'EP TWO <br /> 2) calculate the total gross floor area of all dwellings in a cluster or special residential development by <br /> multiplying 7,200 square feet by the maximum number of dwellings in a conventional subdivision in <br /> 1) above; <br /> 3) calculate the total living area of all dwellings in a cluster or special residential development by <br /> multiplying 4,700 square feet by the maximum number of dwellings in a conventional subdivision in <br /> 1) above; <br /> 4) calculate the total site coverage of all dwellings in a cluster or special residential development by <br /> multiplying 2,900 square feet by the maximum number of dwellings in a conventional subdivision in <br /> 1)above; <br /> S'1'EP THREE <br /> 5) calculate the projected total number of occupants of all dwellings in a cluster or special residential <br /> development by multiplying five persons by the maximum number of dwellings in a conventional <br /> subdivision in 1) above. <br /> To determine the projected number of total occupants of"other types of dwelling units"(9.5.4.2),the applicant <br /> shall furnish a schedule showing the number of proposed dwelling units, according to: <br /> a. the type of structure, <br /> b. the number of bedrooms, <br /> c. the living area, and <br /> d. the projected rent or sales price <br /> of each proposed dwelling unit. <br /> Based on the data available to it, as described in paragraph 9.5.4.2, the Planning Board shall determine the <br /> projected total number of occupants in "other types of dwelling units" referred to in paragraph 9.5.4.2 that <br /> corresponds most closely to the schedule furnished by the applicant.The projected total number of occupants <br /> shall be the median in the data range. <br /> STEP FOUR <br /> 6) Calculate the projected total number of vehicle trips generated from all dwellings in a cluster or <br /> special residential development by multiplying 15 vehicles times the maximum number of dwellings <br /> in a conventional subdivision. (See 1) above.) <br /> Based on the schedule furnished by the applicant, described in 5) a.and b.above,and on the data available <br /> to it, as described in paragraph 9.5.4.2, the Planning Board shall estimate the total number of vehicle trips <br /> generated from the "other types of dwellings"referred to in paragraph 9.5.4.2 that corresponds most closely <br /> to the schedule furnished by the applicant. <br /> .w. <br />
