Minutes of the Lexinqton Zoninq Board of Appeals <br /> Selectmen's Meeting Room <br /> March 12, 2020 <br /> Board Members: Chair— Ralph D. Clifford, Jeanne K. Krieger, Nyles N. Barnert, Norman P. <br /> Cohen and David G. Williams <br /> Alternate Member: Edward McCarthy <br /> Administrative Staff: Jennifer Gingras, Zoning Administrator and Sharon Coffey, <br /> Administrative Clerk <br /> Address: 25 Kendall Road <br /> The petitioner is requesting a SPECIAL PERMIT in accordance with the Zoning By-Law <br /> (Chapter 135 of the Code of Lexington) section(s) 135-9.4 and 135-8.4.2 to allow the <br /> reconstruction of a non-conforming structure. <br /> The petitioner submitted the following information with the application: Nature and Justification, <br /> Plot Plan and Plans. <br /> Prior to the meeting, the petitions and supporting data were reviewed by the Building <br /> Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning <br /> Director, the Historic District Commission Clerk, Historical Commission, Economic <br /> Development, and the Zoning Administrator. Comments were received from the Zoning <br /> Administrator. <br /> Presenter: John Orchanian, Homeowner <br /> The Hearing was opened at: 7:24 PM. <br /> John Orchanian presented the petition. He stated they moved to 25 Kendall Road 17 years ago. <br /> They would like to rebuild the garage. The garage has a roof that is caving in, moss growing on <br /> it and it is unsafe to use for any purpose. <br /> A Board Member, David G. Williams, asked if they are willing to push it back to a more <br /> appropriate setback (That would make it difficult to enter the garage door. They do understand <br /> it's too close to the neighbor's property but they did speak to neighbors and they are okay with <br /> it. During construction there will be debris so a temporary fence will be put up). <br /> Mr. Williams stated they have 51 feet of frontage which would be a 7 foot setback. A 5 foot <br /> setback is more appropriate. (We can't move it because we have a finished space next to the <br /> garage. They would need to rebuild stairs). <br /> Mr. Williams stated he would vote against this unless it is a 5 foot setback. <br /> An audience member, Arie Orchanian of 25 Kendall Road, stated they would appreciate a vote <br /> in favor of this project. The garage is in a state of disrepair. Shrinking the space would make it <br /> difficult. <br />
