Pollutant loading is significantly improved <br /> from existing conditions. <br /> Concerns of the Commission: <br /> - What is the planting plan for the areas around the office building? Could the shrubs be <br /> spread out surrounding the building? <br /> - Will there be excavating where the garage will be? <br /> - Where does the drainage in the garage go? <br /> - There are no trees proposed to be planted. <br /> Response of the Applicant: <br /> - There is an inundation of phragmites which would make it difficult to cultivate native <br /> plants. Shrubbery and a conservation sod mix is proposed currently for the areas around <br /> the buildings. The maintenance strip is additionally going to be vegetated, and is also <br /> going to be able to handle vehicle access. The shrubbery can be spread out. <br /> - Yes, there will be excavation. This is an export site. <br /> - The top floor drainage in the garage goes to the storm water system where it is filtered <br /> through water treatment units. The lower levels of drainage go to sanitary systems <br /> because of the plumbing codes. The bottom level of the garage drainage goes to a <br /> separator before going to the storm water system. <br /> - The applicant is concerned about how well trees would grow given the shade cast by the <br /> garage, as well as the shade canopy trees would create for other vegetation. <br /> The application must move into the peer review phase of the process given the nature of the <br /> project. <br /> On a motion by Mr. Langseth and seconded by Ms. Ladd, the Commission voted 5-0 to continue <br /> the hearing until April 21 st, 2020 at the applicant's request. <br /> New Business/Pendine Matters <br /> Right of First Refusal: Belmont Country Club, Inc.
