ARTICLE S (o) <br /> Project: Muzzey Senior Center Improvement Study <br /> CPA Category: Historic Resources <br /> Amount Requested: $45,100 <br /> Amount Recommended: $45,1.00 <br /> CPC Vote: (7-2) <br /> Project Description: <br /> This project requests funding to address critical building improvements needed in the <br /> areas of life safety, accessibility and programming space at the Lexington Senior Center, <br /> located at the Muzzey Condominium at 1475 Massachusetts Avenue. The project will be <br /> implemented in two phases, the first being this FY 2011 request for design development <br /> funds, and the second for a FY 2012 request for building funds, currently estimated at <br /> $251,600. The current Muzzey Senior Center space does not meet the standards of the <br /> MAAB (Massachusetts Architectural Access Board) and presents unsafe conditions for <br /> users of the space. Included in the design project would be the: <br /> • Redesign of communicating staircase and installation of a wheelchair lift <br /> • Replacement of the HVAC system. <br /> • Redesign of the program spaces for expansion, improve lighting and signage. <br /> • Correction of all violations of MAAB, including enclosing exposed steel beams. <br /> The above issues have been identified and described in two studies: (1) TBA Architects, <br /> Inc., Waltham, MA, Apri19, 2008: Envelope and Systems Analysis of the Muzzey <br /> Condominium, and(2)Bargmann Hendrie+Archetype, Inc., Boston, MA, 2008: Muzzey <br /> Senior Center and White House Conceptual and Feasibility Study. <br /> Project Goals and Objectives: <br /> • Eliminate unsafe stairway conditions and provide handicapped access to both <br /> levels of the Muzzey Senior Center. <br /> Provide an energy efficient space for Senior Center participants and staff. <br /> • Bring Muzzey Senior Center into compliance with fire safety codes. <br /> Project Benefit: <br /> The redesign of the communicating staircase will benefit users of the Muzzey Senior <br /> Center by providing safe access to both levels and will enlarge usable program space. A <br /> new HVAC system will not only improve comfort but will result in a reduction in energy <br /> costs. Compliance with the fire code will benefit the safety of seniors, residents and <br /> firefighters and decrease property damage in the event of a fire. <br /> Funding Request: <br /> The request for the initial phase of this project is $45,100 to fund a design development <br /> study. <br /> 20 <br />
