<br />ART. 3. (Warrant of February 18, 1924) On motion
<br />of Robert P. Clapp it was voted to lay this article on the
<br />table.
<br />ART. 34, William C. Stickel made a verbal report
<br />for the committee on purchase of a gravel pit, in which he
<br />stated that the committee made their investigation and
<br />found a desirable place for a pit, they inte,ded ro b.ry the
<br />same but at the last minute the owner concluded not to
<br />sell. The committee, therefore, recommended that no
<br />purchase of a gravel pit be made at present.
<br />It' Was voted that the report of the eommitte he rem
<br />ceived and that the committee be .discharged.
<br />APT.' 3. On motilin pf James G. Robertson, it was;
<br />voted that the report of the Appropriation Committee be
<br />received 'and placed on file.

<br />On motion of Frederick I,. Emery, it was voted to take
<br />up Art. 2. of the February 18th Warrant.
<br />On motion of Edwin A. Bayley. it was voted to take
<br />up Art. 36, of the March warrant at the some time.
<br />Mr. Emery gave a talk on the progress of the com-
<br />mittee in relation to Zoning the Town, and went or. • to say
<br />that the Planning Board and six citizens appointed to serve
<br />with the Planning Board were unable to agree and the
<br />committee divided into a majority and minority committee,
<br />He assumed that everyone had read. the ; enart and the
<br />'+I;rdeentor, in order to ascertain that fact. a ked that ell
<br />�'d the reports indicate the foe* h, raising their.
<br />hands. It appeared that a large majority had read the
<br />reports.
<br />Mr. Emery then presented the majority report which
<br />was accepted and placed on file by a strong majority.
<br />After the Moderator had explained that this motion was
<br />merely for the receiving of the report and did not involve
<br />any action on the report. Dwight F, Kihtnnr presented.
<br />the Minority report and asked that the same be accepted
<br />and placed on file, when amended by adding the prefix "un"
<br />to the word "occupied" in the fourth line of Section 1 of
<br />"'file principal points 'of difference."
<br />The minority renort as amended was then accepted
<br />and placed on file by a large ma'ority.

<br />Mr. Emery thereupon moved; that the following By -
<br />Law entitled, "Zoning By -Law for the Town of Lexington,"
<br />be and the same hereby is adopted.
<br />Sectionl. To promote the health, safety, convenience
<br />and welfare of its inhabitants, to lessen the dangers from
<br />fire, congestion and confusion, and to improve and beautify
<br />the town, the Town of Lexington, under the provisions of
<br />the General Laws, including Chapter 40, Sections 25 to 30,
<br />inclusive, and Chapter 1.18, Section 3. is hereby divided into
<br />four classes of zones or districts, defined and bounded on
<br />the zoning map prepared by J. Henry Duffy, Town Engineer,
<br />dated February 18, 1924, and signed by the planning board,
<br />which map is hereby made a part of this by-law.
<br />Sec. 2. Definitions. In this by-law the following
<br />terms shall have the meanings hereby assigned to them:—
<br />(a) A One family dwelling is a detached dwelling
<br />intended and designed to be occupied by a single family.
<br />(b) A Two family dwelling is a detached dwelling
<br />intended and designed to he occupied by two families.
<br />(c) An Accessory use or building is a use or build-
<br />ing customarily incident to and located on the same lot with
<br />another use or building.
<br />(d) ? Nontconforming use or building is an exist-
<br />ing use or bnildinn which does not conform to the regula-
<br />tions for the district in which such use or building exists.
<br />USE REGULATIONS
<br />Section 8. Residence districts are indicated on the
<br />map as follows: R. 1 indicates one family dwelling dis-
<br />tricts: R. 2, two family dwellings; C. 1, commercial—local
<br />retail stores. and other permitted businessess: and M. 1,
<br />Manufacturing—light manufacturing (Sec. 4 R. 1. dis-
<br />tricts (one family dwelling)
<br />The following buildings and uses are permitted.
<br />1. One family, detached, houses.
<br />2. The taking. of boarders or the leasing of rooms
<br />by a resident family.
<br />3. Churches, schools, public libraries, public build-
<br />ings, parish houses.
<br />4. Private clubs, not conducted as a business.
<br />5. Public parks, playgrounds, recreation buildings,
<br />water towers and reservoirs.
