MUNROE CENTER FOR THE ARTS <br />Description <br />The Munroe Center for the Arts on Massachusetts Avenue is a former school building <br />that is owned by the Town of Lexington and currently licensed by the Town to the <br />Munroe Center for the Arts, a nonprofit organization. The center includes studio <br />artists, an art gallery, the arts education program, ArtSpan and other programs. The <br />property has the following characteristics: <br />MUNROE CENTER FOR THE ARTS <br />1403 MASSACHUSETTS AVE. Previous Analyses <br />LOCATION: 1403 Massachusetts Avenue <br />YEAR OPENED: 1904 <br />LOT SIZE: 1.58 acres <br />BUILDING SIZE: 22,500 SF <br />OWNER: Town of Lexington <br />ZONING: RS (One - Family Dwelling Residential <br />District) <br />CURRENT USE: Studio artists, art gallery, <br />ArtSpan and five other art schools <br />BUILDING ASSESSED VALUE (FY13): $2.76 <br />million (excluding outbuildings) <br />LAND ASSESSED VALUE (FY13): $538,000 <br />TOTAL ASSESSED VALUE (FY13): $3.32 <br />million <br />In 2007, a Capital Needs Assessment conducted by On -Sight Insight revealed several <br />deficiencies, including an inefficient boiler plant, insufficient fire detection and <br />suppression systems, cracks in the exterior brick and masonry surfaces, and peeling <br />exterior paint. It also pointed out that the building lacks an elevator and is not fully <br />handicapped accessible. <br />That report made several recommendations to address the building and property <br />deficiencies. Key recommendations included the following: <br />• Resurface the parking area <br />• Replace /reconfigure the boiler plant <br />• Upgrade /replace the fire detection and suppression systems <br />• Repair exterior brick and masonry surfaces <br />• Paint exterior wood trim <br />• Make handicapped accessibility upgrades <br />20 LEXINGTON, MASSACHUSETTS <br />
