Panasse Hangen Brustlin,Inc. <br /> Road.Commercial/Industrial development is concentrated in the <br /> 'rl 11 <br /> hr Bedford Street and Hartwell Avenue areas.Commercial/Industrial <br /> / H <br /> development continues into the properties west of the Central <br /> Section of the Project Area and includes major developments <br /> such as MIT's Lincoln Laboratories,Hanscom Air Force Base and <br /> the Hanscom Civilian Airfield in Bedford. <br /> The majority of the Northern Section of the Project Area is <br /> developed with residential properties.According to the Zoning <br /> Map,dated 1999,the residential areas are Zoned RO—One Family <br /> r Residence.Typical lower density residential areas are located <br /> along Turning Mill Road,Mountain Road and Demar Road.Higher <br /> density development is located in the Bedford Street area. <br /> Multi-family residences are located in the Drummer Boy Way,Fifer <br /> Lane and Winter Street areas.Business and Industrial uses are <br /> found along Bedford Street,including the Lexington Industrial <br /> Park and the Boston Sports Club.The Estabrook School,a major <br /> community resource,is to the north of and accessed from Grove <br /> Street.A large undeveloped parcel owned by the Town of <br /> Burlington and conventionally known as the"Burlintgon Land- <br /> locked Forest",forms the northern border of the Northern section. <br /> Open Space Preservation <br /> (Conservation Lands) <br /> There are five large tracts of open space/conservation lands <br /> within the Project Area and owned by the Town of Lexington(see <br /> Figure s): <br /> Cranberry Hill is a 24.6 acre conservation property,the southern- <br /> most conservation area before the Cambridge Water Department <br /> land.It is located at the Lincoln town line.The power line <br /> easement abuts the site to the east,Minuteman Regional High <br /> School to the north,and CWD land to the south.Cranberry Hill <br /> has a series of trails and is accessible via the power line easement <br /> from Massachusetts Avenue(next to the NSTAR Substation),or <br /> from the parking lot of the Cranberry Hill Office Park.The path in <br /> Cranberry Hill connects to an old cart road which connects to Mill <br /> Street in Lincoln.However,this road is part of the CWD land. <br /> Katandin Woods Conservation Area is 37.S acres,located in the <br /> Central Section of the Greenway Project Area,just east of the <br /> intersection of Wood Street and Hartwell Avenue.A series of <br /> connected trails traverse the area,with access points on Bates <br /> Road,Springdale Road,Conestoga Road,Wood Street and a fire <br /> access gate from the 110 Hartwell Avenue office driveway. <br /> West Lexington Greenway Master Plan 7 <br />
