April 27, 2006 Minutes 10 <br /> DRAFT MINUTES of the Lexington Zoning Board of Appeals April 27, 2006 <br /> Present: Chairman — Judith J. Uhrig, John J. McWeeney, Maura L. Sheehan, Arthur C. Smith <br /> and Daniel A. Lucas <br /> Petition Address: 121 Shade Street <br /> The relief sought is for a variance from Section 135 -35, Table 2, Dimensional Control to allow <br /> variance for an addition with a side set back of 14.6 feet instead of the required 15 -feet and a <br /> front set back of approximately 25 -feet instead of the required 30 -feet. <br /> The Chairman opened the hearing at 8:33 PM by reading the legal notice and described <br /> information received from the petitioner relative to the petition. <br /> Prior to the hearing, the petition and supporting data were reviewed by the Building <br /> Commissioner, Conservation Administrator, Town Engineer, Health Director, Zoning <br /> Enforcement Officer, Planning Board and Selectmen's Office. No comments were received. <br /> Michel Alder, owner of the property, presented the petition. He is seeking to expand the garage <br /> and the hardship the where the current footprint of the house stands on the lot. <br /> The Board questioned the square footage of the addition and went over the hardship with the <br /> applicant. <br /> There were no questions from the audience. <br /> No one spoke in favor or in opposition of the petition. <br /> The hearing was closed at 8:40 PM. <br /> Discussion: The Board felt the request was reasonable. <br /> Decision: On a motion by Daniel Lucas and seconded by Maura Sheehan, the Board voted 5 -0 <br /> to APPROVE VARIANCES for a side set back of 10.8 feet instead of the required 12 feet and a <br /> front set back of at least 25 feet instead of the required 30 -feet to allow construction of an <br /> addition. <br />
