FORMAL HEARINGS
977 Massachusetts Avenue
: Bob Scribner, G.F Sprague and Company, presented a letter stating the scope of the project,
photographs of the house showing where the bay windows and portico are, a drawing of the portico and bay window with
number of squares. The Commission voted 5-0 to issue a certificate of appropriateness to change the tin roofing material
over the bay windows and portico to copper. Certificate No. 2012C-30. Chairman Joseph Welch recused himself because
he is an abutter.

4 Vine Brook Road:
Robert Pride, presented photographs of the house showing where the vents will be placed, and two
cut sheets from the manufacture showing the particular venting. State code requires a yellow safety card be placed above
the vents. The Commission voted 5-0 to issue a certificate of appropriateness for two vents to be installed on the right
side of the building. Certificate No. 2012C-31

1436 Massachusetts Avenue
: Lisa O’Brien, presented a plot plan showing where the shed will be placed and a petition
from neighbors in support of the shed. This is a white shed, previously located at 1454 Massachusetts Avenue. The
Commission voted 5-0 to issue a certificate of appropriateness for placing the shed from 1454 Massachusetts Avenue to
1436 Massachusetts Avenue. Certificate No. 2012C-32

1666 Massachusetts Avenue
: Sharon Spaulding, Spaulding Management LLC, presented a sheet with the specifications
of the planters and a sheet showing the proposed lighting fixtures for the front building entrance. The commission had a
concern that two wall mounted lanterns directly underneath the 1666 would not look right and suggested the applicant
look into a pendant light. The commission wants to see an elevation showing what the lighting will look like. The
commission liked the simple look of the proposed planters, but wants to see something in the planters all year long. The
exact placement of the planters weather they would be centered between the bollards or to the left or right was also in
question. This hearing is continued to give the applicant time to gather all the requested information.
1 Oakland Street
: Janet M. Tiampo, presented a plot plan showing where the fence is going to be, photographs of the
existing fence, a letter of support from a neighbor, and a drawing of the fence posts. A shorter version of this fence was
approved however; the 8-foot fence was installed. The municipal parking lot abuts this property and the commission has
no issue with the height of the fence. The Commission voted 5-0 to issue a certificate of appropriateness for an 8-foot
fence to the rear of the property. Certificate No. 2012C-33

Massachusetts Avenue & Worthen Road
: Eric Carlson and Larry Link, 300 Anniversary Celebration Committee,
presented colored samples of the four theme banners, and a map showing the streets where the committee would like to
hang the banners. The Commission stated that a simpler font for the top quarter of the panels would be easier to see. The
applicants agreed to use the same font as the signs approved in 2004 for the tourism committee. The Commission voted 5-
0 to issue a certificate of appropriateness for up to 40 temporary Banners hung in a sequence of colors from late August
2012 to June 2013. Certificate No. 2012C-34

40 Hancock Street
: Richard Warren, Hands-On Construction, Representing Tony & Kate Lee Dubon, Exterior
Architectural Change (move barn, subdivide) in the Hancock-Clarke District. This Hearing has been withdrawn and will
be heard as an informal hearing
2013 and 2027 Massachusetts Avenue:
Trisha Kennaley, AB Holdings, presented a 23 page packet running through the
entire project. Luis Perez, construction manager, went over the architectural pieces of the project and Gary Larson,
Landscape Architect, went over lighting, parking lot and screening. The Commissions had a big concern regarding the
big asphalt parking lot on the Massachusetts Avenue side and wants the applicants to look into ways of softening it. One
suggestion to soften the parking lot was to use colored asphalt such as gray. On the architectural side of the presentation,
The Commission suggested a smaller entrance deck on the left side of the Casket Factory, and a stone veneer on the new
foundation of The Isaac Mullikan house. The Commission wants the applicant to be sure that all window mullins are
consistent on each building. The applicant was not able to put up any paint samples on the buildings because of the huge
storm that week. When paint colors are chosen and put up the applicant will let the commission know so they can stop by.
Two neighbors spoke regarding their concerns about the large parking lot on Massachusetts Avenue and how the layout of
this project will change the entire neighborhood.
The applicants were not ready for a formal approval and are continued until July 12, 2012. The applicants need to supply
permit ready drawings, a larger site plan clearly showing where the Iassac Mullikan house was originally and were it will
be moved, and spec information.

10 Muzzey Street:
Creative Design Sensibility Alterations, Signage in the Battle Green District. Did not attend

: Stacy and Johan Lindborg representing Sue Blessing, Exterior Architectural Changes
(installation of mitigation system which requires a pipe to be run along the gutter on the side/back of the house and to
reduce radon exposure) in the Battle Green District. Did not attend

40 Hancock Street
: Richard Warren, Hands-On Construction, and Tony Dubon, owner, showed very rough drawings of
what they are thinking about for subdividing the land and building a new home. The applicants also wanted to hear what
the Commission thought about demolishing the existing barn rather than moving it. The Commission stated that they
would not support demolition of the barn at all, but didn’t have a big problem with moving it as discussed at the last
informal hearing. The Commission suggested to the applicant that they move the barn and turn that into the Single Family
Dwelling rather than building a completely new building. The Commission also wanted the applicant to make sure he
checked with Conservation and Zoning to ensure his plan to subdivide met all town Conservation requirements and
Zoning by-laws.
Many neighbors spoke with concerns regarding how a new structure would change the character of the neighborhood and
have a huge impact on the drainage.

7 Oak Street:
Gerhard Pawelka, showed plans for and addition to the home. The Commission thought that Mr. Pawelka
was on the right track and could continue to a formal hearing when he was ready.
1760 Massachusetts Avenue:
Paul Dimos, showed drawings of the sign and awning. The Commission requested the
address be removed from the awning, but did not see any other issues. Mr. Dimos is ready for a formal hearing
19 Hancock Street
: Douglas Wilson, showed photographs of the carport he would like to remove and replace with a
second story. The roofing will be from American Synthetic which looks very similar to the tiles on the rest of the roof.
Changing the carport to a full garage is a possibility. Mr. Wilson is ready for a formal hearing.
1475 Massachusetts Avenue
: Sally Springer-Kotelnikov updated the Commission on a change needed for the (3)
monumental windows. When they have a drawing of the actual windows they will need to come as a continued

Robin Leader Gannon, showed a picture of the building demonstrating where the sign
will be placed and a drawing of the sign. The applicant is ready for a formal hearing.

Upon motion duly made and seconded it was voted to adjourn the meeting at 11:15 PM

PROPERTIES ON THE AGENDA PRIOR TO THE MEETING.
