McWeeney, Leo P. McSweeney, David G. Williams, Carolyn C. Wilson and Martha C. Wood Staff Present: Dianne Cornaro, Clerk and Garry Rhodes, Building Commissioner On a motion by John J. McWeeney and seconded by David G. Williams, the Board voted 5-0 to approve the following slate of officers for October, 2011 thru September 30, 2012: Carolyn C. Wilson, Chairman John J. McWeeney, Vice-Chairman Martha C. Wood, Clerk Dianne L. Wilson, Leo P. McSweeney, John J. McWeeney, Martha C. Wood and Associate Member Jeanne K. Krieger for David G. Williams Staff Present: Dianne Cornaro, Clerk and Garry Rhodes, Building Commissioner Petition Address: 148-150 Grove Street, Map 87, Lot 25 Petitioner submitted the following with the application for hearing: nature and justification of request; topographic plan; plot plan and floor plans. Prior to the hearing, the petition and supporting data were reviewed by the Building Commissioner, Conservation Administrator, Town Engineer, Health Director, Board of Selectmen, the Zoning Administrator, the Planning Director and the Historic Districts Commission Clerk. Comments were received from the Conservation Administrator and the Zoning Administrator. The Chairman opened the hearing at 7:30 pm by reading the legal notice and described information received from the petitioner relative to the petition. The applicant is requesting 2 VARIANCES in accordance with 135-35A, Table 2 Schedule of Dimensional Controls of the Zoning Bylaw to allow a front yard setback of 27 ft 1 inch instead of the required 30 ft front yard setback and to allow a side yard setback of 8 ft 3 inches instead of the 15 ft required side yard setback. Robert Walsh, the owner of the property, presented the petition and explained the 2 story garage addition. nd A Board member asked what the 2 floor of the garage would be used for. For right now it is going to be a shell with future living space added. There were no questions from the audience. Karl Ahlstrand of 140 Grove Street, William Mix of 153 Grove Street, Marcel Gaudreau of 151 Grove Street and Hank Buccigross of 146 Grove Street spoke on favor of the petition. No one spoke in opposition to the petition. The Chairman closed the hearing at 7:38 pm. On a motion by John J. McWeeney and seconded by Martha C. Wood, the Board voted 5-0, approve 2 VARIANCES in accordance with 135-35A, Table 2 Schedule of Dimensional Controls of the Zoning Bylaw to allow a front yard setback of 27 ft 1 inch instead of the required 30 ft front yard setback and to allow a side yard setback of 8 ft 3 inches instead of the 15 ft required side yard setback. Williams Staff Present: Dianne Cornaro, Clerk and Garry Rhodes, Building Commissioner Petition Address: 54 Chase Street, Map 7, Lot 61 Petitioner submitted the following with the application for hearing: nature and justification of request; plot plan; elevations; building plans; landscape plans; photographs and a petition in support signed by 4 abutters. Prior to the hearing, the petition and supporting data were reviewed by the Building Commissioner, Conservation Administrator, Town Engineer, Health Director, Board of Selectmen, the Zoning Administrator, the Planning Director and the Historic Districts Commission Clerk. Comments were received from the Building Commissioner, Conservation and the Zoning Administrator. The Chairman opened the hearing at 7:38 pm by reading the legal notice and described information received from the petitioner relative to the petition. Lars Fiedler, owners of the property, presented the petition by explaining to the Board the post and beam garage project. 2 Variances The applicant is requesting in accordance with 135-35A Table 2 Schedule of Dimensional Controls of the Zoning Bylaw to allow a front yard setback of 8 ft instead of the required 30 and to allow a side yard setback of 6 ft instead of the required 15 ft One of the Board members commented the revised plan was appropriate for the area. There were no audience questions. No one spoke in favor or in opposition to the petition. The Chairman closed the hearing at 7:53 pm. On a motion by John J. McWeeney and seconded by Leo P. McSweeney, the Board voted 5-0, to approve 2 variancesin accordance with 135-35A Table 2 Schedule of Dimensional Controls of the Zoning Bylaw to allow a front yard setback of 8 ft instead of the required 30 and to allow a side yard setback of 6 ft instead of the required 15 ft at 54 Chase Avenue. Wood and seconded by John J. McWeeney, the Board voted 5-0, to approve the minutes from September 8, 2011. On a motion by Martha C. Wood and seconded by John J. McWeeney, the Board voted 5-0, to approve the 2012 Zoning Board of Appeals Calendar.
