Minutes for October 20, 2010
Present: William Hays, David Eagle, Gerald Howell, Lester Savage, Martha Wood, Bill Kennedy
and Pat Nelson Attorney for LEXHAB, Norm Cohen Selectman
Meeting Minutes from August 25, 2010 were approved with one change in paragraph 3.
Treasurers Report was discussed and approved. Gerry updated the board on the Auditors
report as well.
CPC Funding: Bill Hays reported on the two CPC meetings he had attended. He suggested that
we consider doing a housing trust similar to what’s being done in Lincoln MA. This trust is not
cite specific which allows more flexibility. We need to consider moving in a different direction
for future projects by way of a Housing Trust. Bill Kennedy moved that the board make a
request to CPC for $400,000.00 in set aside funds for future use & acquisition or development

for future housing needs. Gerry Howell 2 and the board voted unanimous in favor of this
request. Motion passed.
Muzzey Window Project: Mr. Eagle reported that a ball park estimated cost of LexHAB window
replacement for 52 windows would be upwards to$132,000.00 before any additional options.
Lester Savage motioned to approve replacing all windows at Muzzey High Condominium, and

Gerry Howell 2 the motion. All in favor and the motion passed.
Mr. Eagle also suggested that the board consider having the students at Minuteman build sheds
for some of our houses. The sheds will be assembled on site and the cost is for stock only.
Busa Farms Update: The Busa Committee has a site evaluation report due back at the beginning
of next month. They are requesting a concept plan from LexHAB. This plan is due on November
4, 2010. The board discussed our options with respect to using the Lowell St. side of the land
closest to the Arlington line. This option would be the best because we can use internal roads.
Leary Farm Update: Les Savage went to the Leary Farm meeting and reported to the board, he
went over what the committee wants to do with the existing house on the property, and the
development of parking areas, home sites etc. The board discussed the economic benefit to the
town by having LexHAB, Rotary and Minuteman Technical High School, build the homes.
