HomeMy WebLinkAbout2010-08-25-LEXHAB-min Minutes for August 25, 2010 Present: William Hays, Donald Wilson, David Eagle, Gerald Howell, Lester Savage, Martha Wood, Bill Kennedy and Pat Nelson Attorney for LEXHAB Meeting Minutes from June 23, 2010 were approved as read. No July meeting was scheduled. The Treasurers report was not discussed at this meeting. CPC Funding: Discussions of options for future CPC funding, no votes were taken just thoughts on future consideration. Liaison to Rotary: Mr. Hays suggested that a liaison be set up with the Rotary Club and Lexhab to eliminate any possible conflict of interest when Dave Eagle works on projects that Lexhab shares with Rotary. Voted on motion made by Martha Wood that Lexhab board member Les Savage and Gerry Howell is official liaison to Rotary. Motion passed. Muzzey Window Project: Two representatives from the Muzzey Window Committee came to report additional information on their program to have new windows installed at Muzzey Condominiums. They reported that the Historic District Commission has approved the Anderson style windows, but work must be completed by 2016. At a prior time slot in our meeting Mr. Eagle reported that a ball park estimated cost of Lexhab’s window replacement for 52 windows would be upwards to$132,000.00 before any additional options. Mr. Hays reported that the new tenants for 300 Woburn St., 104 Emerson Gardens and 1001- 1003 Mass Ave are all moved in. The leases for the lottery winners at 454 Marrett Rd and 142 Emerson gardens have not been confirmed by the state. Pat Nelson requested a board vote to adopt and authorize Bill Hays to sign all documents in connection with affordable housing restrictions and CPA funding. It was voted to adopt affordable housing restrictions for 454 Marrett Rd. and 142 Emerson Gardens Rd. Dave Eagle gave us a complete run down, in a written format of the expenses on 300 Woburn St. project with the Minuteman School to build from the ground up. The total cost to build this project per square foot came out to $101.00. The full committee expressed to Mr. Eagle their appreciation for all the time and effort he went through to get such a beautiful house. It was also suggested by Mr. Eagle that we start to do annual inspections on all Lexhab properties to determine if the tenants are taking care of the properties as stated in their lease. Our next meeting will be held on Wednesday September 29, 2010 at 7:30 Upon motion duly made and seconded, it was unanimously voted by roll call to go into Executive Session to discuss a tenant selection with no intent to return to open session.
