HomeMy WebLinkAbout2010-02-24-LEXHAB-min Meeting Minutes for February 24, 2010 Present: William Hays, Gerald Howell, Martha Wood, Bill Kennedy, Lester Savage, Don Wilson Not Present: Dave Eagle Minutes: The January meeting minutes were read but agreed not to accept until the next meeting. Maryann needs to make a few corrections. Treasurer’s Report: Report of accounts was presented; profit and loss was discussed regarding repairs and maintenance. The report was approved as read. Housing updates: The board was updated on the status of 300 Woburn Street. All is not going as planned. Siding is not complete, which is holding up other projects. We are looking for a stronger st commitment from Minuteman Tech. We are still hoping for a June 1 completion date. 1001-1003 Mass Ave: The windows are almost complete. John Biggins is working on this site to have it ready for the lottery process. 454 Marrett Rd: The floors are ready to be sanded, the kitchen has been ordered and the basement has been cleaned out. 104 Emerson Gardens: The unit has been cleaned out and is in the process of being painted. Not much to do in there to get it ready. 142 Emerson Gardens: Nearly complete Marketing: The Lexington Housing Authority will maintain the pool of applicants, conduct the lottery, and market the apartments under a contract with LexHAB. The Lexington Housing Authority has scheduled a series of informational meetings to review the new application process for the 4 new units. A hand out of the new application was given to the board for review. There seems to be about 40 nd interested parties, but this does not include the list at Town Hall. The 2 meeting is scheduled for Saturday February 27, 2010. There was discussion about the minimum rents to be charged. If an applicant comes in at the minimum income levels Lexhab would be operating at a loss on some units due to condo fees. The lottery has been scheduled for mid May 2010. Leary Project: Structural engineer was side tracked due to a pipe burst on the site. There was an enormous amount of flooding done to the property. The engineer’s report is due back shortly. Katahdin Woods. Bill met with the town manager on this topic. Town manager believes the town has enough information on this project, and the town does not need to finance any further research. The town manager suggests releasing the October Report to answer questions from others. Elections. The following were nominated by Martha Wood and 2nd by Don Wilson for the following board positions: Bill Hays and Bill Kennedy CO Chairman Dave Eagle Treasurer Gerry Howell Assistant Treasurer Lester Savage Clerk The board voted unanimously to accept these nominations. Next Meeting scheduled for March 18, 2010 @ the LEXHAB Office. . Upon motion duly made and seconded it was unanimously voted by roll call to go into executive session to discuss a matter with no intent to return to open session. Meeting Adjourned at 9:11 pm
