Bill Hays and Carter Scott Staff: Aaron Henry and Maryann McCall-Taylor Absent: George Burnell, Stephen Keane, Bill Kennedy, Deb Mauger, Wendy Manz Minutes As there was not a quorum,no official action was taken. Carter Scott of Transformations, Inc. did a presentation on high energy efficiency, affordable houses that he has built. In Townsend he built a zero energy house that sold for$195,200, the price set by the 80%AMI. The hard costs were$124 a square foot. The house was 1,152 square feet and included a one-car garage. Its attributes included the following: • 12" think walls • Triple pane windows • Efficient heating and cooling,using mini-splits • Efficient water hearing • Tight air sealing • Ventilation • Passive solar orientation. Utility regulators have sponsored several energy challenges to encourage the development of energy-efficient houses. The Boston Housing Authority has a zero energy challenge in progress for a four-unit rental development. Mr Scott showed a sketch site plan of the Leary property Roughly on the site of the existing house was a two-unit Georgian Colonial attached to a one-unit Cape by a breezeway with three units in a barn-like structure in the rear Mr Scott said that the task force would need to provide potential developers with who the target market was (i.e., young families, seniors, or empty nesters), the unit square foot ranges and the number of bedrooms. He felt he could produce one-eight scale drawings and a site plan for$4,500 to $6,000 Future Meetings The next Task Force meetings are, Wednesday, February 16-Discussion of logistics,including the Request for Information Wednesday, February 23 -Tentatively a presentation by the Oxbow developer Both will be at 8 30 AM in the Planning Office.
