Should we: • Use tourism, regional markets, and nighttime activity as chief growth modes in center • Encourage housing in the Center to boost choice and 24 hour vitality? LAND USE: Big Houses and Tear -downs Views of the Problem: • Neighborhood and lot character assassination. • Loss of smaller homes and diversity. Should we: • Require being in scale with neighborhood? • Regulate through design review or straight forward dimensional controls? • Do nothing? HOUSING AFFORDABILITY: Achieving Economic Diversity Fear of density, NIMBY, and staggering costs inhibit achieving diversity. Can we agree to: • Raise local funds for housing'? • Mandate some affordability in all housing? • Make accessory apartment rules easier? ECONOMIC DEVELOPMENT: Basic Development Policy Lexington enjoys enviable economic and fiscal strength. Should the aim of economic development efforts be to: • Enhance the tax base? • Support service convenience for residents? • Increase low -or -no commuting options? ECONOMIC DEVELOPMENT: Business Expansion tradeoffs Regional Office and R &D markets far exceed can be done under zoning. Should more favorable rules apply for those businesses that provide: • Substantial trip reduction and traffic mitigation? • Impact funds for open space or housing? CULTURAL PRESERVATION: Protecting Community Character Lexington enjoys a rich legacy of post- Revolutionary architectural /cultural resources and settings. Should we protect them through: • New historic districts like the existing ones? • New "Lite" historic districts? • Local funds for mini - grants, studies, etc.?
