In reply to your request to file an account in the
matter of the C. . R— Richardson estate, I send you herewith my
account as trustee under the deed made by Mr. Richardson to
Mr. Spaulding, and also my account as executor under the will.
The reason I have not filed the account in court is that I have
been advancing large sums out of my own moneys to carry the
estate along without sacrificing any part of it by the sale of
land at the prices which have been offered, and I have been
letting it run along in order that the income might reduce the
indebtedness, and hoping also that I might sell something at a
fair price which would enable me to settle the estate and turn the
balance over to the trustee, under the will.
You will see by the account that I have advanced as
trustee $1315. C9, and as executor $142. 49. It is not a very
wise thing for nn executor to do and I don't quite like to file
a probate account showing a balance due me.
Two or three times I have had 'prospective offers for the
Everett property and once or twice have thought it sold, but the
sale has fallen through and today there does not seem to be any

immediate prospect of a sale. Possibly in the spring things may
look differently..
In addition to the amount which I have advanced I have
also personally guaranteed the interest on the mortgages on the
Lexington real estate, since; there has been no money with which
to pay the interest- It may be wise in the spring to consider the
sale of the Lexington property. The taxes on it are high and
the income is not commensurate with the assessed value.
I should be very glad of the advice and co-operation of
the Selectmen in the matter.
My plan has been to sell the outstanding real estate and
to pay off . the indebtedness on the Lexington real estate as far
as possible and in that way holding the Lexington real - estate on
account of the school fund, thinking it .might possibly increase .
in value faster than the low rate of interest which we would be
able to get if it were sold and the proceeds invested, but per-
haps it may be better to sell now, and. certainly it will be unless
we find in the spring the Everett property can be sold at a reasonable
price.
As this account is very long and as I. can use it when
I file my probate account , I should be very glad if you would pre-
