Planning Board Liaison: Michael Schanbacher. All committee members went outside for a committee photo to be submitted to town. Introduction of Planning Board member Michael Schanbacher and went around the room for all members present to make introductions. Michael Schanbacher shared the following, among other things: ● He explained his role as a liaison as opposed to voting member of our committee ● Distinguished between zoning requirements, which is determined by the Town Committee, versus regulations, which we can influence. ● Most of DAC comments have to do with regulations. ● He suggested we ask Bob Creech (Planning Board member) and Abby McCabe (Planning Director for the town) to make changes to regulations or to give relvant advice. ● To change regulations need a waiver. ● The Planning Board holds three meetings with developers. ● He suggested we submit our comments before the first meeting with developers. ● The Planning Board has 90 days to approve development once application is submitted. ● He explained by-right MBTA developments and limited restrictions the Planning Board can impose. ● Currently the zoning allows 15 units per acre and there are 18 frozen properties that may come up in the future for developments. Discussed the letter to the Planning Board and came to the following decisions: ● Michael liked the formatting similar to the Planning Board checklist. ● DAC needs to finalize our list and submit. ● Even if there are duplicates to the existing Planning Board checklist we should keep these to share our priorities. Briefly reviewed 439 Marrett Road and compared to the comments we submitted. It was difficult to see if our comments were included without a split screen or printouts. Chris gave updates on 80 Bedford Street: Updates included abutter concern leading to new fence and trees, parking solutions, cement base will be converted to underground parking. The continuation of aluminum roofing on the front facade was explained as an effort to provide continuity of design elements from surrounding houses. The meeting was adjourned.
