Kennedy Administrative Staff: Jennifer Gingras, Zoning Administrator and Sharon Coffey, Administrative Clerk Address: 56 Blossomcrest Road The petitioner is requesting a SPECIAL PERMIT, on the PETITION OF JOHN FARRINGTON, ESQ., ON BEHALF OF BLOSSOMCREST ROAD, LLC, for the following relief in accordance with the Zoning By-Law (Chapter 135 of the Code of Lexington) listed as follows: FOUR (4) VARIANCES in accordance with sections 135- 9.2.2.2 and 135-4.4.1, Table 2 (Schedule of Dimensional Controls), to allow Lot 9A to have a lot area of 19,416 sq. ft. instead of the required 30,000 sq. ft. and a frontage of 113.82 feet instead of the required 150 feet; and to allow Lot 10A to have a lot area of 28,556 sq. ft. instead of the required 30,000 sq. ft. and a frontage of 70.01 feet instead of the required 150 feet; and ONE (1) SPECIAL PERMIT in accordance with sections 135-9.4 and 135-5.1.14 to allow the use of a common driveway for lots 9A and 10A. The petitioner submitted the following information with the application: Nature and justification, topographic plan, plot plan, elevations and plans. Prior to the meeting, the petitions and supporting data were reviewed by the Building Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning Director, the Historic District Commission Clerk, Historical Commission, Economic Development, and the Zoning Administrator. Comments were received from the Zoning Administrator and Planning. The applicant submitted a request for a continuance to the June 13, 2019 Hearing. On a motion by Jeanne K. Krieger and seconded by Norman P. Cohen, the Board voted 5-0, for a continuance to the June 13, 2019 Hearing and for a request to extend the final action deadline from July 7, 2019 to August 31, 2019. Kennedy Administrative Staff: Jennifer Gingras, Zoning Administrator and Sharon Coffey, Administrative Clerk Address: 489 Concord Avenue The petitioner is requesting an APPEAL OF THE DECISION OF THE ZONING ADMINISTRATOR, DATED MARCH 27, 2019, regarding the Cotting School Parking Lot Project located at 489 Concord Ave. This appeal is made in accordance with the Zoning By-Law (Chapter 135 of the Code of Lexington) section 135-9.2.2.3. The petitioner submitted the following information with the application: Nature and justification. Prior to the meeting, the petitions and supporting data were reviewed by the Building Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning Director, the Historic District Commission Clerk, Historical Commission, Economic Development, and the Zoning Administrator. Comments were received from the Zoning Administrator, Conservation Administrator, and Engineering. The applicant submitted a request for a postponement to the June 13, 2019 Hearing. On a motion by Jeanne K. Krieger and seconded by Norman P. Cohen, the Board voted 5-0, to postpone to the June 13, 2019 Hearing. Kennedy Administrative Staff: Jennifer Gingras, Zoning Administrator and Sharon Coffey, Administrative Clerk Address: 45 Bedford Street The petitioner is requesting a SPECIAL PERMIT, in accordance with the Zoning By-Law (Chapter 135 of the Code of Lexington) sections 135-5.2.10 and 135-5.2.8.3 to allow a standing sign at 45 Bedford Street to indicate the entrance to 8-10 Camellia Place. The petitioner submitted the following information with the application: Nature and justification, plans and photographs. Also received was a request to waive the requirement for a certified plot plan. Prior to the meeting, the petitions and supporting data were reviewed by the Building Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning Director, the Historic District Commission Clerk, Historical Commission, Economic Development, and the Zoning Administrator. Comments were received from the Zoning Administrator, Conservation Administrator, and Engineering. Presenter: Denis J. Tremblay The hearing opened at 7:09 PM A Board Member, Martha C. Wood, suggested the Board have the condition that lists by DAC's suggestions are met. A Board Member, Jeanne K. Krieger, stated the DAC suggested the applicant relocate a street sign and asked if that could be made a condition. Chair, Ralph D. Clifford, stated if there is a change in tenants then the sign must be done in a way that is consistent with what they are approving. Ms. Wood stated her concern for lighting (Mr. Clifford responded the sign is on Town property so they may not have electricity available). A Board Member, Norman P. Cohen, questioned if they would adopt all suggestions from the DAC as conditions (Mr. Krieger responded yes in addition to the change of tenant). On a motion made and seconded, the Board voted to close the hearing at 7:13 PM. There were no comments or questions from the audience. There were no further questions or comments from the Board. On a motion by Jeanne K. Krieger and seconded by Martha C. Wood, the Board voted 5-0, to APPROVE a SPECIAL PERMIT, in accordance with the Zoning By-Law (Chapter 135 of the Code of Lexington) sections 135-5.2.10 and 135-5.2.8.3 to allow a standing sign at 45 Bedford Street to indicate the entrance to 8-10 Camellia Place with the conditions to comply with the DAC suggestions and the sign must be done in a way that is consistent with what the Board approved if there is ever a different tenant. Kennedy Administrative Staff: Jennifer Gingras, Zoning Administrator and Sharon Coffey, Administrative Clerk Other Business: 1) Minutes of Meeting from April 25, 2019 Hearing and May 9, 2019 On a motion by Jeanne K. Krieger and seconded by Norman P. Cohen, the Board voted 5-0 in favor of approving the meeting minutes from the April 25, 2019 hearing and the May 9, 2019 hearing. 2) 525 Marrett Road — Request for Extension of Variance. The Variance was explained. A Board Member, Norman P. Cohen asked when the original Variance was granted. Chari Ralph D. Clifford, explained the original variance was granted February 23, 2017 that expired in 2018 and then the Board granted a second variance for a slightly different project. 5-0 December 14, 2019 Martha Jeanne On a motion by Martha C. Wood and seconded by Jeanne K. Krieger, the Board voted 5-0 to approve the request for extension of a variance to February 14, 2019. On a motion made and seconded, the Board voted to adjourn.
