Commissioner Absent: Edward Adelman. Associate Commissioners Present: Richard Neumeier, Robert Bellinger, James Carrico. Associate Commissioner Absent: Brien Cooper. Chair Lee Noel Chase called the January 8, 2026 Historic Districts Commission meeting to order at 6:00pm. James Carrico was promoted to voting member for the duration this meeting. FORMAL HEARINGS Chair Lee Noel Chase opened the formal hearing for 11 Joseph Road (HDC -25-43), exterior alterations (Solar Panels) in the East Village Historic District Documents None This application was withdrawn as per applicant's request. Chair Lee Noel Chase opened the formal hearing for 1403 Massachusetts Avenue (HDC -25-44), exterior alterations (Pavilion and Front door revisions) in the Munroe Tavern Historic District DortimPnta Full plan set of proposed alteration: dated December 15, 2025 Photos: dated December 15, 2025 Construction —parking analysis: dated Jan 6, 2026 Pavilion — outdoor events: dated January 6, 2026 The architect presented the proposed pavilion tent on the front lawn, entry steps and front doors, bollards and fencing, concrete walkways, court and seating paving plans. Public comments were heard. Historic Districts Commission 1/2 The Commission reviewed the proposed plans and with applicant approval moved to continue this hearing at the next meeting with detailed construction information. A motion was made and seconded to continue this hearing to next meeting. Lee Noel Chase was approved to be served as liaison for this application. Chair Lee Noel Chase opened the continued hearing for 1906 Massachusetts Avenue (HDC -25-42), exterior alterations (New Garage with ADU above) in the Battle Green Historic District Documents Full plan set of proposed alteration: dated December 4, 2025 Photograph of entire face of each building elevation visible from the public way: dated December 4, 2025 Material list: dated December 4, 2025 Work scope Narrative: dated December 4, 2025 Owner Authorization letter: dated November 17, 2025 1906 Mass Ave _ADU-rendering as viewed from street: dated December 4, 2025 Rendering of ADU-Garage from rear terrace: dated January 6, 2026 The applicant explained the proposed demolition of existing two -car freestanding garage and construction of a new two -car garage with ADU above. Public comments were heard. A motion was made and seconded to continue this hearing to next meeting. CONTINUED HEARINGS Chair Lee Noel Chase opened the continued hearing for 73 Waltham Street (HDC -25-41), exterior alterations (HVAC Replacement) in the Battle Green Historic District Documents Verizon Lexington Equipment Relocation: dated January 6, 2026 Motion was granted and seconded to issue a Certificate of Appropriateness for exterior changes to 73 Waltham Street. Motion carried. All in favor. ACTION ITEMS Consideration and vote on Meeting Minutes on September 4th, 2025, October 911, 2025, November 6th, 2025, December 4th, 2025 These items will be postponed to February 2026 HDC meeting.
