ARCHITECTURAL DESCRIPTION
Describe architectural, structural and landscape features and evaluate in terms of other areas within the community.
Located in North Lexington, east of Bedford Street and south of Rt. 128, the Lexington Manor neighborhood offers a
panorama of the architectural styles that were popular in the early 20th century. Most of the dwellings are 1 !- to 2-stories
in height and of wood frame construction. A few display brick veneers or stuccoed exteriors (10 Williams Road and 75
Simonds Road) but most are clad in wood or have been covered in siding. The lot sizes average .25 to .33 acre and the
streets are lined by trees. Most of the houses are set relatively close to each other and the street giving the neighborhood
a fairly uniform, compact streetscape which is seen in few Lexington neighborhoods. In recent years, there has been
some infill construction (some replacing earlier houses) which is not in scale with the original neighborhood. Several
structures – 297 Bedford Street (1835) and 331 Bedford Street (c.1795) were already in place when the subdivision was
laid out in the early 20th century. Another, 16 Williams Road, was moved to its present site c.1950 (see individual
inventory forms for these three structures).
Approximately 170 buildings in the neighborhood were constructed between the early 1920s and the opening of World
War II. Another 125 or so were constructed after 1942 and are sprinkled on what were vacant lots throughout the
subdivision. An undated (c.1924) advertising brochure shows the variety of house designs which were available to early
interested buyers. Many of these are still recognizable in the neighborhood today (see continuation sheet for brochure
and current photos for comparison).
About 15 of the houses which were first constructed at the Manor can be described as bungalows. These include
gablefront versions (311 Bedford Street and 30 Eaton Street) as well as lesser numbers with hip roofs (45 Harding Road).
There are at least three – 25 Harding Road, 7 Dee Road and 52 Gleason Road – that have clipped gables or jerkinhead
roof profiles on their side gables. (The house at 25 Harding Road is included in the c.1925 advertising brochure). The
side-gabled bungalow is the largest subcategory and includes several with large front porches (37 Bertwell Road). One of
the more unique house designs in the neighborhood, also featured in the brochure, was a side-gabled cottage with a
recessed front porch supported by square posts. The design also featured an exterior chimney and front shed dormer.
Examples of this house type include 12 Eaton Road (see photo), 23 Eaton Road, 9 Nichols Road, and 74 Simonds Road.
Other variations on the side-gabled bungalow are visible at 69 & 75 Bertwell Road, 8 Dee Road, and 20 Simonds Road.
The house at 65 Gleason Road is a slightly larger, two-story, side-gabled Craftsman dwelling with exposed rafters.
The two-story, box-like Four Square-style dwelling is represented by a handful of dwellings including 285 Bedford Street,
301 Bedford Street, 321 Bedford Street, 46 Harding Road, 60 Harding Road and 81 Gleason Road. The Dutch Colonial
dwellings, identified by its omnipresent gambrel roof is represented by at least fifteen houses including 19, 36 & 51
Bertwell Road; 15, 53 & 58 Dexter Road; 9 Fuller Road; 14, 27, 40, 47 & 54 Harding Road; and 3 Williams Road. The
house at 54 Simonds Road (see photo) appears to be that included in the advertising brochure. Another unique version
of the Dutch Colonial is the house at 293 Bedford Street which has a gambrel centered on the façade in addition to the
side gambrel form. It was featured in the brochure and has seen few alterations since that time (see photo).
Throughout the neighborhood there are many other variations on the Colonial Revival style, which increased in popularity
in the 1930s. The house at 100 Simonds Road (1932) is an interesting example of a brick ended Colonial Revival while
31 Bertwell Road displays a total brick exterior. Other notable houses of the period include the large Garrison Colonial at
97 Blake Road (1934) and a more modest Garrison at 32 Bertwell Road. Good examples of the Cape Cod house form
are visible at 26 Bertwell Road and at 88 Simonds Road (1931). The house at 7 Dexter Road (1926) is a highly original

brick Tudor Revival residence constructed of tapestry brick with a broad clipped gable roof. A Tudor Revival influence is
also evident in more modest dwellings such as 86 Gleason Road.
HISTORICAL NARRATIVE
Explain historical development of the area. Discuss how this relates to the historical development of the community.
The Lexington Manor neighborhood in North Lexington was developed by the Lexington Building Trust beginning in the
early 1920s. A piece of land containing about 100 acres, bounded by Bedford, North Hancock, Grove and Burlington
Streets, was divided into house lots in February 1921. The layout of roads was approved on September 24, 1923. In
1924 the “Crescent Manor” building was erected at the corner of Bedford Street and North Hancock Street. The building
was designed to contain stores as well as the office of the Lexington Building Trust. For many years it also contained a
gas station. The original plan laid out lots on Bedford Street, Harding Road, Gleason Road, Dexter Road, Bertwell Road,
Williams Road, Simonds Road, Fuller Road and Dee Road. Subsequent amendments resulted in the establishment of
Eaton Road, Blake Road, Nichols Road, Preston Road,
An undated promotional brochure published by the Lexington Building Trust indicates that lots could be purchased for just
10% down and 36 monthly installments with no taxes or interest during the first two years. The development was located
on a bus line and was a four minute walk from the railroad station, making it attractive to middle class families. It was also
located close to the Parker School. Plans filed at the Middlesex County Registry of Deeds indicate that the layout of the
roads took shape between 1924 and 1926. By 1927 there were approximately fifty homes scattered in the Manor Section
east of Bedford Street and south of Williams Road. Despite the Depression, an additional forty or so houses had been
constructed by 1935. The subdivision continued to take shape in the late 1930s and additional sections were laid out
including Blake Road. Construction continued to take place on vacant lots throughout the neighborhood into the 1950s.
Additional infill has taken place in recent years and in a few cases original Manor homes have been replaced by larger
dwellings (examples include the demolition of 14 Bertwell Road).
