HomeMy WebLinkAbout2018-05-15-LEXHAB-min (2) LexHAB Board Meeting May 15, 2018 Minutes of the meeting held at the offices of LexHAB at 1620 Massachusetts Avenue in Lexington on May 15, 2018 Members present were Bill Kennedy Bob Burbidge, Les Savage, Gerry Howell, Bob Phelan, Martha Wood, Bill Hays, Donna Leary, Bob Pressman also present. Pat Nelson, counsel to LexHAB,was also present. Henry Liu was absent. The Chariman, Bill Kennedy presided. MINUTES APPROVAL Meeting Minutes for April 2018 will be reviewed at next meeting. FINANCIAL Presented by Gerry Howell Reviewed P & L—Previous year comparison of income and expenses • Income up first four months due to rental of new units at Fairview and rental of units that were previously undergoing renovation Expenses • Lease at 1620 Mass Ave is up in July/August. Lester will check into it with Landlord. Office Expenses • Includes expenses for temporary office help and purchase of a new printer. Utilities • Solar credits on Fairview. Explanation of solar credits for solar panels at Fairview. Workers Comp • $387 for Workers Comp. Interest Expense • Expenses include interest on new mortgage borrowed to purchase 85 Emerson Gardens Rd. Repairs and Maintenance • Review of expenses for renovation of units • Discussion of need for ongoing bookkeeping services. Pearlene will consult with Karen Inverson to prepare a job description. FARM VIEW Lester Savage Colin Smith will be looking at specifications for ways to reduce costs, prior to rebidding of construction. WRIGHT FARM Lester Savage Getting ready to re-bid. Students scheduled to start work in the fall once rebidding is complete and contractor is selected. Bob Phelan LexHAB is on the agenda with the historical commission for Wright Farm windows. Pat Nelson 40B application has been filed with DHCD. TASK FORCE Policy issues. Consulting with Liz Rust and Jennifer Van Campen. Further discussion of different categories of properties. Task Force to take up issues again and make recommendations to the Board at next month's meeting. NEXT MEETING Wednesday,lune 13,2018 at 7 AM. EXECUTIVE SESSION The chairman then proposed that the Board go into executive session to consider tenant matters, stating that consideration of same in open session could have a detrimental effect on the negotiating position of a semi-public body, namely LexHAB, and might also affect adversely the privacy rights of tenants and that the Board not return open session at the end except to adjourn.
