HomeMy WebLinkAbout1984-04-25PLANNING BOARD MINUTES MEETING OF APRIL 25, 1984 The meeting of the Lexington Planning Board, held in Room G-15, Town Offices, was called to order at 7:17 p.m. by the Vice Chairman, Mr. Sorensen, with members Cripps, Flemings, Uhrig and Planning Director Bowyer present. Chairman Smith was meeting with the Board of Selectmen and joined the Planning Board meeting in progress. SUBDIVISION OF LAND 108. Maple Tree Village, off Maple Street, Landmark Associates: William Hamilton and Anthony Gentile were present and explained that the Conservation Commission, on April 24, 1984, had approved Lot 4 with the condition that bounds are installed to delineate the drainage easement and to protect the wetlands against filling. Mrs. Uhrig inquired whether the plantings, which Mrs. Nichols and Assistant Plan- ner Arslan had requested, were shown on the plan. Mr. Hamilton responded that a note was on the plan specifying the plant materials to be installed. Mrs. Smith joined the meeting at this point. On the motion of Mrs. Flemings, seconded by Mr. Cripps, it was voted unanimously that the Board was in favor of granting waivers: 1) for the construction of a sidewalk, 2) for installation of a fire alarm circuit, and 3) from a detailed planting plan. The staff was requested to prepare decisions on a Certificate of Action and a Special Permit approving the subdivision. ' ARTICLES FOR 1984 TOWN MEETING Mrs. Smith assumed the Chair of the meeting. 109. Article 18, Floor Area Ratio, CR District: Mrs. Smith reported on the meeting of the Board of Selectmen at which property owners in the CR districts were seeking the Selectmen's support for an amendment to the article to have the floor area ratio set at 0.35 rather than 0.25 as proposed by the Planning Board. The Board of Selectmen appeared to be split on that proposal. 110. Article 24, 16 Hayden Avenue, CD District: (Mrs. Uhrig disqualified herself from discussion of this rezoning.) The Board discussed briefly the revised draft of the report. It was agreed that the Planning Board would recommend in favor of Article 24 only if Article 18 passed, as proposed by the Planning Board, i.e., at a floor area ratio of 0.25. If the amendment to set the floor area ratio at 0.35 is adopted, the Planning Board will not recommend in favor of Article 24. The meeting was adjourned at 7:58 p.m. i l -'Judith J. Uhiig, Clerk 1
