PLANNING BOARD MEETING
December 3, 1979
The meeting of the Lexington Planning Board was called to order at 7:38 p.m.
by the chairman Dr. Friedman with members Sandy, Wheaton, Nichols, Zabin,
planning intern Asen, Building Commissioner DiMatteo, and administrative
clerk Mrs. Snow present. Also in attendance was Lou Conrad, Lexington
Minute -Man.
It was agreed that the Planning Board will propose six zoning by-law PL. BOARD

Mrs. Morey, Chairman of the Board of Appeals, was present for the review STREET RE -
of a list of streets, prepared by Dr. Sandy, to be reclassified. These CLASSIFICA-
changes will be shown on the newly revised Zoning Map. Dr. Sandy ex- TION
plained the concept of the reclassification process and its effect on
undeveloped lots. Mr. DiMatteo questioned the Board regarding standards
to apply regarding granting of building permits or endorsement of Form A
plans for lots on certain unaccepted streets of poor condition and suggested
a temporary building moratorium on all unpaved roads until standards for
application in all such cases are established.
Upon motions duly made and seconded, it was unanimously voted that the
following streets be deleted from the Zoning Map of the Town of Lexington:
Rindge Avenue, north of Rawson Avenue
Fottler Avenue, from Cliffe Avenue halfway to Bow Street
Philemon Street, all but 50 feet closest to the Arlington line
Ann Street
Hillside Avenue off Bowker Street
Rockville Avenue from the last house southwest of Swan
Wachusett Drive from Waltham Street 125`feVt':
Leroy Road from School Str-et halfway to Ellison Road
Hayward Avenue from Fairview Avenue to Alpine Street
Fairview Avenue from the last house off Wood Street to

It was unanimously voted that classifications of the following streets be
downrated to "driveway":

It was unanimously voted that the following streets, now shown as
non-existent, will be shown on the Zoning Map as "driveways":

Ward Street from Ash Street to Garfield Street
Robert Burke, Cambridge Farms Realty Trust, was present for discussion of CAMBRIDGE
a minor revision to the approved plan for Cambridge Farms subdivision. FARMS SUBDV.
Dr. Friedman reported on Town Engineer Hanlon's concurrence that the PLAN REVISED
change in pavement width at the intersection of Malt Lane and Marrett
Road is not of great significance, and could be implemented as a field
change and be shown on the as -built plans. No additional public hearing
will be required. It was unanimously voted that reduction of the radius
of the pavement width, with right-of-way width unchanged, will be allowed
at the intersection. Mr. Burke will receive written confirmation of the
Board's action.
CBD Committee members Adele Wisotzky and Roland Greeley were present for CBD COMMITTEE
ongoing discussion of possible action regarding Lexington Center.
' Legality of the use of the Colonial Garage property, now leased by
Transportation Management Corp for a school bus storage and maintenance
facility, was considered. The Building Commissioner was asked to inves-
tigate the basis for previous use by the Colonial Garage for an auto repair
and storage operation.
Mrs. Wheaton's December 3, 1979, memo with data on distribution of Postal
employee parking in the Center was reviewed. A draft summary report of the
CB Committee to the Board of Selectmen was reviewed and amendments suggested.
The report will be redrafted by Dr. Friedman and Mrs. Wheaton to include
the amendments as discussed.
Mrs. Wheaton's draft letter to the Conservation Commission on zoning
aspects of the Spaulding and Slye Lexington Executive Park proposal was
reviewed and amendments by Mrs. Nichols and Dr. Sandy were noted. The
draft was amended, and upon a motion duly made and seconded, was unani-
mously approved as amended. Dr. Sandy's hydrological observations will
be retyped and attached to the letter.
The EOCD Questionnaire draft responses regarding the status of compre-
hensive planning in Lexington were reviewed and amended.
The meeting adjourned at 11:05 p.m.
