HomeMy WebLinkAbout1979-10-091 LJ� PLANNING BOARD MEETING October 9, 1979 The meeting of the Lexington Planning Board was called to order at 7:30 p.m. by the Vice Chairman Mrs. Wheaton with members Nichols, Sandy, administrative clerk Mrs. Snow and planning intern Steven Asen present. David Williams, Chairman of the Conservation Commission, and Norma Perry, Realtor, were present to discuss a proposal for a six -house subdivision CLEMATIS RD. fronting on Clematis Road, to be developed under Section 33, Cluster Regu- DEVELOPMENT lations. Four and 1/2 acres would be used for building, with the remaining five and 1/2 acres of the 10 acre area to be deeded to the Conservation Commission as open space. Mrs. Perry inquired about requirements for sewer, drainage; sidewalk installation, fire alarm system, and responsibili- ties for installation costs for information to prospective developers, and in order to arrive at a purchase price for the land. Waivers would be asked on right-of-way width of the road, legal frontage for the church building,and cul-de-sac length. Draft letter rejecting the definitive RO subdivision plan for Ridge Estates II was reviewed and corrections and amendments made. Upon,a motion duly RIDGE EST.II made and seconded, it was unanimously VOTED: REJECTED To disapprove the plan entitled "Ridge Estates II - A Subdivision of Land in Lexington, Mass.", dated June 21, 1978, by Joseph Moore Company, Theodore L. Freeman, Trustee, Kerrie Realty Trust, applicant, for 24 reasons to be listed in a letter to be filed with the Town Clerk. Mr. & Mrs. Semonian, residents of the Ridge Estates II area, were present and raised a question as to the boundaries of Ridge Road as presented by the developer. Mr. Freeman stated that he intends to build the road within its existing layout. The Semonians supplied copies of a deed describing the road's boundaries which may differ from Mr. Freeman's description. The document will be copied for the Planning Board's files. Draft of Reasons for Granting of the Special Permit for Cambridge Farms subdivision was reviewed and unanimously approved as written. CAMBRIDGE FARMS SUBDV. Minutes of September 10, 1979, were reviewed and were unanimously approved MINUTES 9/10 as amended. Minutes of September 17, 1979, were unanimously approved as & 9/17/79 corrected. Action on the minutes of September 18, 1979, was tabled for possible re- vision when a full Board is in attendance. Plan submitted with Application Form A79-18, showing the entire Morrow Crossing condominium development site at East Street was reviewed. Upon a motion duly made and seconded, it was unanimously VOTED: The plan entitled "Plan of Land in Lexington, Mass.", dated August 3, 1979, submitted on October 5, 1979, with Application Form A79-18, by Frederick J. Conroy for Moore Homes Inc., showing 10.64 acres at East Street, requires no approval under the Subdivision Control Law. The Planning Board will make no written comment on any HEARINGS of the petitions. It was decided that the public hearing on the Battleview definitive BATTLEVIEW subdivision plan will be held on October 29, 1979. HEARING 10/29/79 The matter of whether a public hearing on the proposed change of status STREET of certain streets within the Town is required will be pursued.
