February 20, 1979
The meeting of the Lexington Planning Board was called to order at 7:35 p.m.
by Clerk Iris Wheaton with members Sandy and Nichols, planning director Briggs
and secretary Mrs. Snow present. Mr. Zabin joined the meeting at 7:45 p.m.
Robert Cataldo and Attorney Stephen Russian met with the Board to discuss
additional information on grading and drainage required on plans sub- ARTICLE 75
mitted relative to Article 75 (rezoning to CD at Hartwell/Westview). The HARTWELL AVE.
plan will be revised to show the grading and drainage details, widening WESTVIEW TO
of the driveway, and Town Meeting presentation will include contingency CD
plan for increased paving and employee parking, as well as additional
drive-in windows, to be used if a future back-up problem occurs at
Westview Street.
Steve Wilson, Miller & Nylander, met with the Board to discuss requested CAMBRIDGE
Conservation Commission revisions to the plan for Cambridge Farms subdi- FARMS
vision. A plan showing frontage for Lot 5 reduced to 100' to allow for
re-siting of the house away from the brook, road width reduced from 50'
to 40' (and without sidewalk), and the road ending designed as a hammer-
head to reduce paved area. Mr. Briggs and Mr. Prentiss, Conservation
Administrator, will confer as to benefits of a hammerhead. If a banjo -
turn -around is decided upon, retention area and drain easement will be
designated. Approximate driveway locations will be indicated as requested
by Mrs. Wheaton.
At 8:20 p.m., Peter Conant, Urban Design Team, met with the Board to pre- PARKER SCHOOL
sent site plans for the conversion to condominiums of the Parker School. CONVERSION
Access and egress problems and possible solutions were discussed, and the
additions of a third -story at the rear of the building and a two-story
wing were shown.
At 8:35 p.m. Mr. Zabin and Mr. Briggs left the meeting to join the Board
of Selectmen who will consider conveyance of tax title lots for scattered
site housing.
Mr. Conant continued with his presentation, and reported that seven of the
30 units proposed will be deeded to the Lexington Housing Authority to
either rent or sell to persons of low -moderate income. The estimated price
for the remaining units will be under $60,000 each. Noise impact of Hanscom
Field and Route 128 were discussed. Mr. Conant will contact Massport to
inform them of the proposed development.
The Planning Board's public hearing on the proposal will be held on
February 28.
Latest revision to the plans for Willow Ridge subdivision dated February 9,
1979, were reviewed. Mr. Sandyagreed to prepare a list of 'conditions to
be included in the Certificate of Action, which will be acted upon on
March 5, 1979.

Mr. Briggs and Mr. Zabin returned to the meeting at 10:15 p.m. and re-
ported on conveyance to the Lexington Housing Authority of 18 of the
23 tax title lots considered.
Discussion followed on the February 20, 3 p.m. meeting of the proponents
of RD rezoning Articles 76, 77, 78 and 79 regarding provision in their
developments of low/moderate income housing.
The meeting adjourned at 11:05 p.m.
