HomeMy WebLinkAbout1978-08-21PLANNING BOARD MEETING August 21, 1978 The meeting of the Lexington Planning Board was called to order at 7:33 p.m. by the vice chairman Dr. Friedman with members Wheaton, Nichols, planning director Briggs and secretary Mrs. Snow present. Also in attendance was Louis Conrad, Lexington Minute -Man. The Board reviewed a plan of land at Barrett Rd. submitted with Appli- FORM A78-23 cation Form A78-23, and previously endorsed as A77-7. Mr. Briggs ex- BARRETT RD. plained the reason for the second submittal to show certain corrections TUTTLE and revisions regarding easement and addition of corner rounds. Upon a motion duly made and seconded, it was unanimously VOTED: The plan entitled "Subdivision of Land Court Case 123539", dated December 28, 1976, by Miller and Nylander, submitted on August 16, 1978, with Application Form A78-23, by John Tuttle, Landsail Corp., showing Lots 251 and 252 at Barrett Rd., requires no approval under the Subdivision Control Law. Request by Theodore L. Freeman for extension of time for Planning Board EXTENSION action on his definitive RO plan for a standard subdivision, entitled RIDGE EST. II Ridge Estates II, was noted. Upon a motion duly made and seconded, it was unanimously VOTED: To extend to January 9, 1979, inclusive, the time within which the Lexington Planning Board must act on the definitive standard RO subdivision plan entitled "Ridge Estates II - A Subdivision in Lexington, Mass.", dated June 21, 1978, by Joseph Moore Company, as requested by Theodore L. Freeman, Kerrie Realty Trust, applicant. Bond release request by Mark Moore, Jr., for Powers Court, Powers BOND RELEASE Village subdivision, and Asst. Town Engineer Martin's memo dated REQUEST August 17, 1978, were considered. Mr. Martin recommended release of POWERS VILLAGE surety upon provision by the developer of as -built plans. Mr. Briggs was asked to consult Fire Chief Bergeron as to need for a fire alarm system in the development, which is not shown on the plan. He will also check on the developer's compliance with Section 7.8 of the Subdivision Rules and Regulations regarding planting of trees. Request by Joel Greenstein for release of surety at Kendall Gardens BOND RELEASE subdivision and Asst. Town Engineer Martin's memo dated August 17, 1978,REQUEST were noted. Mr. Martin recommended no release pending completion of KENDALL GARDENS work items listed. Mr. Briggs will also investigate need for fire alarm system in the development, as well as Mr. Greenstein's willing- ness to give an easement through two of the lots, to the conservation land abutting. It was unanimously voted that Mr. Greenstein's request be denied at this time. Amount of surety necessary to ensure completion of work at Vine Brook AMOUNT OF Estates subdivision was reviewed in the light of Asst. Town Engineer SURETY VINE Martin's memo dated August 17, 1978. Before final decision on the BROOK recommended amount of $13,000, the Board requested information on the need for fire alarm system in Ryder Lane. The Fire Chief will be asked to give a written statement on his position on the usefulness of fire alarm boxes in single family developments. Town Engineer Martin's memo dated August 18, 1978, REQUEST was noted in which he recommended release of surety on Carnegie Place, CARNEGIE PLACE but retention of the $7,000 bond on Ingleside Rd. Question arose as INGLESIDE RD. to evidence of the developer's procedures re construction on lots restricted by the Board of Health in the 1968 Certificate of Action. Mr. Briggs will research records to ensure that the lots in question were formally signed off by the Health Board. The request will again be considered when documents showing this information have been obtained. Letter from Art Siegel, 15 Bicentennial Drive, dated July 19, 1978, to BICENTENNIAL Thomas McGlaughlin, D.E.Q.E., regarding drainage problems and other DRIVE irregularities at Bicentennial Farms subdivision was read aloud. The SIEGEL/D.E.Q.E. members will be provided with copies of the letter. Dr. Friedman's draft revisions to Section 30 of the Zoning By -Law were reviewed and corrections were made and revisions suggested.
