PLANNING BOARD MEETING
March 7, 1978
The meeting of the Lexington Planning Board was called to order in
Room 111, Town Offices, at 7:45 p.m. by the chairman Mr. Zabin with mem-
bers Friedman, Wheaton, Sandy, Nichols, planning director Briggs and
secretary Mrs. Snow present. Louis Conrad, Lexington Minute-Man,was
also in attendance.
The chairman welcomed newly -elected member Laura F. Nichols to the
Board.
Angela Frick, Lexington's MAPC representative, was present to request PLUMB PROJECT
that Planning Board support of Project #42, MAPC 1976 "Regional Open #42 MAPC
Space Plan" be communicated to MAPC. The PLUMB Project is outlined in
the Norumbega Association Bulletin dated February 28, 1978.
Georgia Smallman and William Page, Meriam Hill Association members, were ARTICLE 47
present to request guidance on procedures, and for Planning Board MUZZEY LAND
support of citizens Article 47 proposing Town acquisition for recrea-
tional and general purposes of the 1 1/2 acre Muzzey property which fronts
on Grant St. Information sheet on the parcel and its past and current uses
for recreation and access to Granny's Pond, was distributed by the proponents.
Mr. Page and Mrs. Smallman were advised to obtain support of area residents
and of the Conservation Commission, and to arrive at a firm agreement with
the owner as to cost of the parcel, prior to presentation of the Article
at Town Meeting.
Dr. Friedman's draft report on Article 61 (Section 25 revisions) was read,
and suggestions for additions and revisions made by the members. Mr. ART. 61
Zabin agreed to revise the draft for review on March 13. SECTION 25
An itemized list of proposed changes to Section 25,under Article 61 was
reviewed, and approved as amended.
Mr. Zabin will revise a draft prepared by Dr. Clarke on Article 62, CT
zone. ART.62 CT ZONE
It was agreed that indefinite postponement of Article 63, Use Variances, ART. 63 USE
will be moved. The report will include a statement reiterating Plan- VARIANCES
ning Board opposition to granting of land use variances. The Board of
Appeals will be informed by March 9, of the above stated intent.
Mr. Briggs' draft letter to the Board of Selectmen on the Hancock School HANCOCK SCHOOL
proposal (public hearing on 3.13.78) was reviewed and approved as PUBLIC HEARING
amended.
Members of the Lexington Housing Authority will be asked to meet with the
Planning Board on March 13 for discussion and explanation of the Authority's
request, dated February 24,1978, for letter of support of the Countryside
Elderly Housing project, necessary for application to the Dept. of Community
Affairs for funding.
Kiln Brook Office Park developer Gompers' request that the Planning Board
ask HUD to review the Flood Map of the Kiln and N. Lexington Brook area HUD FLOOD MAP
was considered. Mr. Briggs and Mrs. Wheaton will draft the letter to KILN BR. OFFIC]
HUD on Mr. Gompers' behalf. The letter will not reflect Lexington PARK
concurrence regarding inaccuracy of the map.

Definitive plan for Willow Ridge subdivision, submitted on 2.22.78, by WILLOW RIDGE
developer John Tuttle, was reviewed. Mr. Briggs reported on inadequacy
' of the plan due to lack of details concerning road width and absence of
the Town easement over the Provost land. The plan is not deemed acceptable
until that information is supplied by the developer.
Minutes of Planning Board meetings of January 16, and January 23, 1978, MINUTES 1/16
were approved as amended. 1/23/78
The meeting adjourned at 10:58 p.m.
