LEXINGTON PLANNING BOARD
February 13, 1978
The meeting of the Lexington Planning Board was called to order at 7:43 p.m.
by the chairman Mr. Zabin with members Clarke, Friedman, Sandy, Wheaton,
planning director Briggs, and secretary Mrs. Snow present. Also in atten-
dance was Robert Bradley, D.A.C., and Laura Nichols, Lexington Minute -Man.
Mr. & Mrs. Aaronsen, Webster Rd. residents, abutting proposed condominium ART. 69
development on Blossom St. (Art. 69 - rezoning to RD) was present to ex-
press opposition to the project and to seek information on impact to the
neighborhood, density proposed, water problems in the area. Mention was
made of proximity of Minute Man Village, multi -family development on
Concord Ave, to the proposed development and Mr. Zabin spoke of Planning
Board opposition to concentration of multi -family housing in any one area
of the Town. The Aaronsons requested notification of time and place of
public hearing on Article 69.
Attorney Stephen Russian and his client, Paul Castlemen, met with the
Board for discussion of amount of surety needed for construction at
Mountain Rd. Subdivision,approved in 1972. Engineering Dept. estimate
of $18,550, covering several items not listed in the Certificate of
Action, was noted. Mr. Castleman informed the Board of Shumacher &
Jennings estimate for $11,000, based on original Planning Board require-
ments in 1972. The Engineering Dept. will be informed of the Planning
Board's request to base an estimate on the 1972 requirements.
MOUNTAIN RD.
Request for extension on the preliminary plan for Ridge Estates II sub- RIDGE EST. II
division was noted. Upon a motion duly made and seconded, it was VOTED: EXTENSION
To extend to March 23, 1978, inclusive, the time on or before which
the Lexington Planning Board must act on the preliminary subdivision
plan entitled "Ridge Estates II, Lexington, Mass.", dated August 12,
1977, revised November 21, 1977, by Joseph W. Moore Co., as requested
by Theodore L. Freeman, applicant.
Minutes of Planning Board meetings of December 7 and 9, 1978 were MINUTES 12/7
approved as presented. Minutes of December 19, 1977, were approved as 12/9 & 12/19
corrected.
Article 66 (Special Permits), and Board of Appeals opposition as stated ART. 66 (SP)
by Ruth Morey, were discussed. It was suggested that a letter be sent
to the B/A, requesting suggestions for revision, and asking if renumber-
ing to separate "SP" from "SPS" would clarify and satisfy B/A objections.
Copy of Section 13, set up with proposed revisions, will be enclosed.
Revised Sections 1 and 25 (Article 61) were discussed briefly. Public
Hearing on Article 61 will be held on February 16, 1978.
The members were in general agreement to a suggestion by the chairman CBD QUESTION -
that a questionnaire regarding CBD revitalization be prepared and dis- NAIRE
tributed to Lexington residents. D.A.C. will be invited to participate
in drafting of the questionnaire.

The Board continued with review of revisions to the Rules and Regulations R & R RE -
Governing the Subdivision of Land. VISION
The meeting adjourned at 11:10 p.m.
