HomeMy WebLinkAbout1975-03-31PLANNING BOARD MEETING March 31, 1975 ' The meeting of the Lexington Planning Board was called to order at 7:10 p.m. by the chairman Dr. Clarke with Mr. MacKenzie, planning director Briggs, and secretary Mrs. Snow present. Official action of the Planning Board was deferred until Mr. Zabin's arrival at 7:30 p.m. Mr. Briggs' draft Certificate of Action on Vine Brook Estates prelimin- VINE BROOK EST. ary subdivision plan was reviewed, and letter from George Smith, Health PRELIMINARY Director, dated March 5, 1975, was noted. Following revision of the SUBDV. PLAN draft, upon a motion duly made and seconded, it was VOTED: DISAPPROVED To disapprove the preliminary subdivision plan entitled "Vine Brook Estates in Lexington, Mass.", dated January 15, 1975, by Miller & Nylander, T & N Realty Trust, applicant. The Planning Board disapproved the preliminary plan because it had received a letter from the Board of Health indicating that further information will be needed before the Board of Health can approve or disapprove the plan, and at this time it has not received the required information. This information is as follows: 1. Ground water determinations and elevations must be established and submitted. 2. Subsurface soil conditions must be determined and identified in roadways and house lot locations. 3. Adverse soil conditions are to be addressed and solutions to them submitted prior to submittal of the definitive subdivision plan. It was voted that the Planning Director be empowered to sign the Certificate of Disapproval on behalf of the Board. April meeting schedule of the Planning Board was considered. Meetings APRIL MTG. will commence at 7 p.m. on April 7 and April 14, and at 7:30 p.m. on SCHEDULE April 21, and April 28. Plan submitted by Herman Erikson with Application Form A75-8, showing FORM A 75-8 five lots at Piper Road and Waltham Street was reviewed. B/A action PIPER. ROAD permitting less than required frontage on Lot 5 was noted. Upon a ERIKSON motion duly made and seconded, it was VOTED: The plan submitted on March 27, 1975, by Herman E. Erikson with application Form A75-8, entitled "Piper Ridge Plan of Land in Lexington, Mass.", dated October 18, 1973, by Fedele,Fleming and McCarthy, requires no approval under the Subdivision Control Law. It was also voted that following addition to the plan of a notation referring to Board of Appeals action on March 20, 1975, the Planning Director be authorized to endorse the plan on behalf of the Planning Board.` ' Mr. Briggs reported that Emilio Spagnuola, developer of Ingleside subdi-INGLESIDE SUBDV vision (approved 1961) proposes to revise the drainage system within DRAINAGE PLAN the subdivision in order to correct a drainage problem of long standing. He requests an lid..ication of Lexington's position on the proposed revision Page 2 3.31.75 before asking Town of Arlington's permission to drain into the Great INGLESIDE ' Meadow. Consideration of the matter was deferred pending investigation as to impact of runoff on the east side of Maple Street. It was suggested that the developer be required to plan for a turn -around at the end of Ingleside Rd. at the time other revisions are being made. The meeting adjourned at 7:58 p.m. Paul J.
