Kallstrom, landscape architect, met with the Board at 8:30 p.m. to
inform the m -embers of a land use inventory and analysis of a 160
acre parcel between Woburn and Maple streets. Future development
plans for the area will be based on this study. Presence of wet
conditions and possibility of Wetland zoning of portions were
mentioned. Dr. Clarke suggested DAC and Planning Board
participation as the study progresses and promised cooperation of
the Planning staff. The developers will return after completion
of assembling of all necessary information, if so desired by the
Board.
Draft Certificate of Action for Minutemen Ridge subdivision was
reviewed and it was noted that two conditions (Bd. of Health
restriction and waiver re sewer installation) had been omitted.
' The Board reviewed names suggested by the developer for the
cul-de-sac within the subdivision, and it was voted that the
street will be named Pitcairn Place. Town Counsel will be asked
if extension of time within which the Planning Board must act on

The meeting of the Lexington Planning Board was called to order at
7:30 p.m. by the chairman Dr. Clarke, with members L. Brown,S. Brown,
Graham, planning director Briggs and secretary Mrs. Snow present.
Also in attendance was Elizabeth Ives, L.W.V.
Draft Article Z-9 (RD rezoning) was reviewed and revised for
publication as legal notice of
g public hearing on Feb. 7.
RD ZONING ART.
The Board reviewed a plan submitted by Benjamin Franklin Homes,

Inc. with Application Form A74-4 showing a tract of land between

Woburn and Maple streets. The plan was compared with a similar one

The plan entitled "Compiled Plan of Land in Lexington, Mass.",
dated Dec. 28, 1973 by MacCarthy Engineering Service ,Inc.
submitted on Jan. 11, 1974, by H.S.B. White, Benjamin
Franklin Homes, Inc., showing land between Maple and Woburn
streets, requires no approval under the Subdivision Control
Law.
The plan was so endorsed by members of the Board.

were discussed. Mr. Curtin will also petition for a variance to
allow 6 instead of the required 17 parking spaces. The Board was
asked to give its view on the proposal prior to application to the
Appeals Board and will discuss the matter at the Jan. 28 meeting.

Zoning By-law Revision Articles were reviewed. Articles Z-1, Z-2, ZONING BY LAW
Z-39 Z-59 Z-69 Z-8, were revised and approved. It was voted to REVISION ART.
withdraw Article Z-4 (deletion of area and frontage exemption for
old lots) and Article Z-7 (clarifying Section 10 of the Zoning
B -law), as suggested by Town Counsel. Both Articles will be con-
sidered for a future Town Meeting.
At 9:10 p.m., Mr. McSweeney, Director of Public Works & Engr., HARTWELL AVE.
joined the meeting and informed the members of a meeting with State CONNECTOR
DPW Comm. Campbell on Feb. 13. for the purpose of encouraging action
on the Hartwell Ave. connector road, fringe parking, and improve-
ments to Bedford St. Members of the Board of Selectmen and the
Planning Board will attend the meeting and it was agreed that a
preliminary strategy meeting of the two boards be scheduled prior
to the 13th.
Dr. Clarke agreed to prepare a new item for publication in the
Minute -Man explaining the Planning Board Articles on Zoning By-law NEW ARTICLE

Dr. Clarke asked for expression of members' views toward the

Board of Appeals, dated Jan. 23, 1974, supporting a request(attached) BEDFORD ST.
by the Traffic Safety Comm. for Traffic Impact studies by proponents
of development in the Bedford St. area, was noted. Mr. Briggs will
inform Drummer Boy and Regal Inn developers of the need to supply
such studies.
