HomeMy WebLinkAbout1972-03-271 1 PLANNING BOARD MEETING March 27, 1972 The meeting of the Lexington Planning Board was called to order at 7:00 p.m. by the chairman, Mrs. Brown with members Costello, Graham, Clarke, S. Brown, planning director Zaleski and secretary Mrs. Snow present. A plan submitted by Roger M. Corbin for "Living b Learning Centers, Inc." with application Form A72-9 showing two lots at 84 Maple St. was received by the Board. Upon a motion duly made and seconded, it was VOTED: The plan submitted by Roger M. Corbin on March 24, 1972, with application Form A72-9, entitled "Plan of Land in Lexington, Mass.", dated March 16, 1972, by Joseph W. Moore,Inc., showing lots 1 and 2 at 84 Maple St. re- quires no approval under the Subdivision Control Law. The plan was so endorsed by members of the Board. A letter received from Donald Jenkins, Jr., president of Jenkins Realty, Inc.SPRINGDALE requesting extension of time on Springdale Estates subdivision, was reviewed ESTATES SUBD. by the Board. Upon a motion duly made and seconded, it was VOTED: TIME ESTENS. The time within which the Lexington Planning Board must act on the defini- tive subdidsion plan of Springdale Estates, dated July 13, 1968, has been extended to June 20, 1972, inclusive, at the request of the applicant, Jenkins Realty, Inc. The minutes of Planning Board meetings of March 13, 18, 20, 22, 1972, were MINUTES 3/18 considered. Minutes of March 18 and 22, 1972, were approved as presented. 3/209 3/22172 Minutes of March 20, 1972, were approved as amended. Action on minutes of APPROVED March 13, 1972, was postponed. Plan of land of Teitelbaum at Concord Ave., to be acquired by the Town for conservation, previously endorsed by the Planning Board on June 14, 1971, was received with application Form A71 -12B, signed by John J. McSweeney, for re -endorsement since more than 6 months had elapsed from the date of original endorsement. The plan was reviewed by the members. Upon a motion duly made and seconded, it was VOTED: That the plan entitled "Plan of Land in Lexington, Mass.", dated May 149 1971, by John J. Sullivan, be re -endorsed as not requiring approval under the Subdivision Control Law. The plan was so endorsed by members of the Board. FORM A71 -12B TEITELBAUM LAND, RE -EN- DORSED. Draft of a letter to Mr. Zamparelli, Register of Deeds, authorizing the REG. OF DEEDS signature on Feb. 25, 1972, of Alexander V. Zaleski on behalf of the Lex- A.ZALESKI ington Planning Board, on a plan entitled "Plan of Land in Lexington,Mass.", SIGNATURE dated Feb. 17, 1972, (with Form A72-5), was reviewed. It was voted that the letter be approved and sent to Mr. Zamparelli. Discussion of other letters relative to the signing of plans was postponed. The following petitions to the Board of Appeals (hearings on April 4, 1972) BD. OF APP. were discussed: HEARINGS 4/4 ' Cooke, 2 Stratham Rd., seeking a variance to maintain dwelling on property without frontage on a legally laid out street. The members approved a letter to Mr. Nickerson, Chairman of the Board of Appeals, with Planning Board recommendations on the matter, as prepared by the planning director. Mobil Oil Co., seeking a variance for 1' setback instead of the required 20' MOBIL OIL CO. setback at Lowell and North streets for construction of a gasoline service station. A sketch showing plan to divide the land was examined. Data will be compiled by the planning director regarding number of existing gas stations in Lexington, number of repair bays and pumps, number of cars owned by Lex- ington residents and the regional use of Lowell St. for consideration of the Board on March 29, 1972. It was noted that Art. 78 for the ratification by the Town Meeting of accept- ance by the Selectmen of open space in the Village Circle subdivision did not include all the parcels of such open space accepted by the Selectmen., appar- ently through an oversight. Mr. Zaleski informed the Board that it was the intention of the Selectmen to proceed with Art. 78 as written and to ask for ratification of the acceptance of the remaining open land at a future Town Meeting. ART. 78 OPEN SPACE VILLAGE CIR. Plans for "Idylwilde" .;subdivision were left at the Planning Board office for IDYLWILDE informal presentation to the members by Mr. Charles E. McDermott, Cape and PLANS ' Islands Realty prior to appointment on April 10, 1972. The plans will be transmitted to the Town Engineer with request for his review and comments before discussion by the Board. The meeting adjourned at 7:55 p.m. L Donald M.
