February 28, 1972
' The meeting of the Lexington Planning Board was called to order at 7:30 p.m.
by the chairman, Mrs. Brown with members Lund, Graham, Costello and Clarke,
planning director Zaleski and secretary Mrs. Snow present. Also in attend-
ance were F. Sandy, CLC, L. Notkin, DAC, T. Curran, Lexington Minute -Man and
several interested citizens.
Mr. John Sellars met with the Board at 7:30 to present preliminary sketches SELLARS
and tentative plans for a private recreation club on Concord Ave. Plans for RECR. FAC.
a gymnasium, squash and handball courts, indoor swimming pool, parking lot CONCORD AVE
and access road were shown and discussion included projected number of mem-
bers and required parking spaces, possibility of commercial rather than pri-
vate facility and the definition of both classifications. Mr. Selllars re-
ported the attitude of neighbors to be favorable to the proposal. Mr. Not -
kin, Concord Ave. resident, objected to the size of buildings proposed and
resultant increase in traffic. Mr. Sellars was advised by the Board to
delay further development of plans pending outcome of Town Meeting vote on
Art. 80 (commercial recreation).
At 8:15 Mr. Charles Spaulding and Mr. William Kreutjens, attorney, of SPAULDING
Spaulding and Slye, Inc., met with the Board for continued discussion of "LEX.GREEN"
the proposed "Lexington Green" condominium development off Bedford St. A
memorandum dated Feb. 15, 1972, from the Board to the developers containing
several recommendations as to layout, placement of recreation area and legal
commitments regarding housing for elderly and persons of moderate income was
noted and each item discussed. Copies of letters to Spaulding and Slye from
Hale & Dorr, legal counsel for the developers, were distributed and were read
by members. Questions and answers for clarification concerning qualifications
and procedures regarding moderate income housing followed, after which Messrs.
Spaulding and Kreutjens left the meeting.

tion of an initial Study plan for development of 20 acres of the Ashley JENKINS
land, on which he has an option. Because a portion of the Ashley land has
been proposed for acquisition by the Conservation Commission (Art.59) all
members of the Commission were also present to hear this presentation.
Mr. Jenkins exhibited a map of the site which was viewed by the Board and
Commission members and Dr. Kassler, chairman of the Conservation Commission
indicated generally the area of interest for conservation. It was agreed by
Mr. Jenkins and Dr. Kassler to work cooperatively in determining exact
locations and boundaries of buildable land and wet land to be proposed for
conservation acquistion, before March 20, 1972. Mr. Jenkins left copies of
his study plan for the Planning Board, Conservation Commission and the Town
Engineer. It was voted that the Planning Board would request assistance from
the Town Engineer for the Conservation Commission in obtaining any available
data from soil studies made on the Ashley land.

The report of the Planning Board on Art. 84 (Vine Brook rezoning) as
revised by Mr. Zaleski was reviewed and was signed by the members.
Revised report of the Planning Board on Art. 73 of 1971 (CG rezoning on
Waltham St.) was also signed.
Upon a motion duly made and seconded it was voted to approve and sign
the revised Planning Board report on Art. 97 (Mobil Oil/Bedford St.
