Widening Rte. 2 by State DPW 2. Laying out Hayden Ave. by State DPW 3. Low-pressure 30" gas easement (Algonquin Gas Co.) 20 ft. off Hayden Ave., 50 ft. wide by DPW Land is hour -glass shape, encumbered also by sewer easement of the town of Lexington and a proposed exchange of land voted by town but not yet con- summated. Adjacent owner, Crawford, had attended series of meetings with Hinds and with the Valleyfield Trust regarding the development of land in the area. Part of land probably subject to the Hatch Act and to the so-called Inland Wetlands Act of 1968. Rezoning to CR should be in 5 -acre parcels. Lower portions of land are at elevation 200, higher protions near street and 800-900' back at elevation 220 or more. This high land should be included in rezoning, even if the zoning boundary is not a straight line. It is understood that the town would like to buy the land in the rear for conservation, Valleyfield could not make this a gift, but a prospective purchaser may. Valleyfield would like the rezoning of 15-17 acres, so as to permit 3 parcels and leave 20+ acres for town purchase. Recent purchases in this area (Crawford at $6,000/acre, Hamilton at Valleyfield St., 2 1/2 acres for $13,500 in RS district). Valleyfield would be willing to sell back land to the town at a reasonable price. Mr. Lund indicated that the Planning Board was pretty well decided as to the northerly limit of the land to be rezoned at about 750' from Hayden Ave. A general discussion followed regarding the reasonableness of such line as opposed to a line based on the configuration of the land which would let all abuttors to Hayden Ave. benefit to the same degree from rezoning, regard- less of the shape of the land.
