November 11, 1968
The meeting of the Planning Board, in its office was
called to order by the chairman, Mrs. Riffin, at 7:30 p.m.,
with members Lund, Worrell, Fowle and planning director
Zaleski present.

The drafts of letters to the Board of Selectmen and to CLEMATIS RD.
the trustees of the Trinity Covenant Church relative to the SUBDIVISION
proposed subdivision of the Trinity Covenant Church land off
Clematis Rd. were reviewed and approved with modifications.

The letter to the Board of Appeals recommending the ap-

proval of the Drummer Boy P.U.D. was approved with the
addition of incorporating the previous letter by reference.
It was agreed to transmit the confidential list of the
CONSERVATION LAND
recommended 1969-1971 conservation land acquisitions to the

comptroller, as requested by the appropriations committee.

In answer to an inquiry from the owners of the central
CB DISTRICTS
block, the Board agreed that the 20 ft. yard required in CB
districts next to R districts does not apply to a front yard
(i.e. where the boundary is a street). The question was
whether a yard next to Merriam St., which is in an RS zone,
would be considered to be a side yard or a front yard.

Articles I through XIX inclusive, prepared by the plan-
ning director, were reviewed next. Articles I through XI
inclusive were approved with modifications and subject to
the town counsel's review. It was decided to limit the ac-
quisition articles XII through XVI incl. to the land 750'
north of Hayden Ave., and the rezoning article XVII to the
land south of the 750' line. It was also decided to break
Article XVII into separate articles for each lot. Article
XVIII is to be rewritten. Article XIX approved with cor-
rections.
The question of zoning for nursing homes and related
uses was considered next. It was decided to have the speci-
fic details or guidelines discussed by the subcommittee.
The notice of meeting of the Citizens Housing and Plan-
ning Ass'n on November 7, 1968, and the desirability of
joining the CHPA were discussed briefly.
The notice of meeting of the Mass. Ass'n of Conserva-
tion Districts on November 20, 1968, was read and noted.
The meeting adjourned at 10:20 p.m.
