HomeMy WebLinkAbout1968-07-22MINUTES OF PLANNING BOARD MEETING Monday, July 22, 1968 The meeting of the Planning Board was called to order by the Chairman, Mrs. Riffin, at 7:30 p.m. with members Clarke and Worrell, Planning Director Zaleski and Planning Intern Fouratt present. Upon the motion duly made and seconded the Board voted MINUTE MAN unanimously to release lots 185-189 inclusive, 213, 229 and HIGHLANDS IV 230 in the Minute Man Highlands IV subdivision and to accept $25,000 bond as a security for the construction of streets and utilities to serve said lots. The relase was then executed by the Board. Upon a motion duly made and seconded it was unanimously CAROL LA. VOTED to reduce from $18,000 to $13,000 the security posted and the obligations of the developer with respect to the con- struction of ways and utilities to serve all lots in the Centre Estates (Carol La.) subdivision. Upon a motion duly made and seconded it was unanimously BIRCH HILL EST. VOTED ' to reduce from $35,000 to $28,000 the security posted and the obligations of the developer with respect to the con- struction of ways and utilities to serve all lots in the Birch Hill Estates subdivision. Upon a motion duly made and seconded it was unanimously MINUTE MAN HGLDS. VOTED IV (DUDLEY RD.) to reduce from $23,000 to $8,000 the security posted and the obligations of the developer with respect to the con- struction of ways and utilities to serve all lots in the Minute Man Highlands IV (Dudley Rd.) subdivision. The tentative plan of Clematis Rd. subdivision prepared by Mr. Zaleski was discussed and it was decided to have it reviewed by the Design Advisory Group. The Planning Board agreed after some discussion that it has no objection to the extension of the 24" drain into the Kennecott Co. land from Hayden Ave. and which may require approval under the Hatch Act. At 8:30 p.m. Mr. Lund had joined the meeting and re- ported on the progress of negotiations for Hayden Woods land. ' Mr. Fouratt next explained the proposals for the modi- fication of the Open Space and Conservation Plan based on CLEMATIS RD. KENNECOTT COPP. LAND HAYDEN WOODS OPEN SPACE & CONSERV. PLAN 1 1 July 22, 1968 -2- the concept of approaching 0.2 Acre open land per dwelling unit present or future. The Planning Board took the matter under advisement, commending Mr. Fouratt for the work done. The minutes of the meeting of July 15, 1968 were ap- proved as amended. A letter from J. A. Essarian regarding the cross-section of Carmel Cir. was read and discussed. It was decided to proceed on the basis of 24 ft. pavement and 8 or 10 ft. shoulders. MINUTES CARMEL CIR. A letter from Anderson, Beckwith and Haible relative GINN & CO. to the width of pavement of the access way to the proposed Ginn building was read next. The draft of the reply prepared by the Planning Director was also read, discussed, and ap- proved with modifications. The letters from the Town Engineer listing work remain- COUNTRY CLUB ing to be done in the Country Club Manor Sections I and II MANOR SEC.I & II subdivisions were noted and placed on file. The Town Counsel has copies of these letters for use in negotiating with the bonding company. The order by the Dept. of Natural Resources listing the conditions to be observed by Itek in filling their park- ing lot under the provisions of the Hatch Act was redd and placed on file. The letter sent by the Chairman to the Selectmen rela- tive to the publication of the Zoning By -Law approved by the Attorney -General was read and approved unanimously. The letter written by the Planning Director to the Con- servation Commission relative to the parameters of the Great Meadows study was read and noted. The Board noted the legislative amendment adopted as Chapter 194, Act of 1968 by the General Court. A letter from Mr. F. Holland relative to the completion of the Metcalf & Eddy study was read and placed on file. The 1968 work program was reviewed next and priorities assigned to different items on the program.
