A regular meeting eting of the Lexington Planning Board was
held on Monday, May 15, 1967 in its office, Town office
Building. The meeting was called to order by Chairman Greeley
at 7:30 p.m. with members Fowle, Riffin and Worrell, and Plan-
ning Director Zaleski present.
The Board then adjourned to the office of the Selectmen
to attend a public hearing on Emerson Rd. layout between Adams
St. and Castoldi subdivision. The Planning Board vas recorded
as being in favor of laying out this portion of Emerson Rd.
At 8:00 p.m. the Planning Board adjourned to Estabrook
Hall to hold a duly advertised public hearing on the Birch
Hill Estates definitive subdivision plan, submitted by Joseph
and Rosins. Buss. The chairman read the notice of public hear-
ing. Atty. Conroy described the proposed subdivision. The
chairman read Town Engineer's comments which were of technical
nature, and pertained to grading of the circle in the cul-de-
sac. Mr. Broderick asked about vehicular connection to Barry-
meade Dr. and was told by the chairman that there were none.
No one spoke in opposition and the chairman declared the hear-
ing closed at 8:15 p.m.

Resuming meeting in its office, the Board approved MINUTES
minutes of the meeting of May 8, 1967 as amended.
Proceeding to discussion of the Birch Hill subdivi-
sion, the Board decided to request the applicant to provide a
pedestrian easement to Barrymeade Dr. It was decided to in-
form the applicants that the Board is prepared to approve the
subdivision plan upon compliance with the recommendations of
the Town Engineer and execution of necessary instruments to
the satisfaction of the Town Counsel.
Mr. Robert Carrig met with the Board to recommend the
exemption from the small lot consolidation of any recorded
lot on a public or improved street. A discussion followed of
the different ways to modify the small lot consolidation
article. The consensus was to present the original article
and to mention the possibility of further liberalization of
the article by exempting single vacant lots, by exempting lots
of 100 or more feet frontage and 12,500 sq.ft. area and by giv-
ing greater latitude to Board of Appeals.

Modifications of wording of articles for the June 12, TOWN MEETING
1967 town meeting by the Town Counsel were reviewed and ARTICLES
approved, including the variant 1. of the junked cars article.

Plan submitted with Form A #67-11, as follows, was
FORM A reviewed and endorsed as not requiring approval under the
Subdivision Control Law:
#67-11, submitted May 12, 19671. by Lexington Motor
Lex.Motor Inn Inn, Inc., Dean E. Nicholson, Atty.; plan entitled
"Plan of Land in Lexington, Mass.", dated April 18,
1967, by Miller & Nylander, C.E.'s & Surveyors.
The Board agreed to defer action on plan submitted
with Form A application #67-12 for one week to clarify
eligibility for endorsement.
NOTARY PUBLIC- Mr. Zaleski advised the Board that he has received
ZALESKI a commission as Notary Public.
Mr. Greeley informed the Board of a meeting with
representatives of State Division of Planning and of Metcalf
and Eddy on the progress of the "701" Master Plan study.
Mrs. Riffin agreed to attend the meeting, Messrs. Fowls and
Worrell stated that they'll be unable to attend.
The Board next reviewed the proposed article on
funeral homes in R 1 districts and its relationship to the
proposed rejoining to C 4 of Worthen Rd. land. It was
decided to change the article to permit funeral homes in C 4
instead of R 1 districts, if possible, otherwise to make
Planning Board's report advisory only as regards location
on arterial streets.
The meeting adjourned at 11:20 p.m.
