' July 27, 1964
A regular meeting of the Lexington Planning Board was
held in its office on July 27, 1964. The meeting was called
to order by Chairman Meyer at 8:00 p.m. with members Riffin,
Greeley, Bryson, Campbell and planning director Zaleski
present.
At 8:00 p.m. an advertised public hearing was held
on the proposal of William H. Sullivan to subdivide land TILLINGHAST
shown on the plan entitled "Tillinghast Estates Section II" ESTATES, SEC. II
being an extension of Juniper Place in a southwesterly
direction 150 feet more or less. The following attended SULLIVAN
the public hearing: William H. Sullivan, 14 Milk St.; Robert
V. Pound, 12 Hayes Ave.; Hugh M. Chapin, 3 Juniper Place, all HEARING
in Lexington.
Letter of Superintendent of Public Works, dated July
10, 1964, read and made a part of the record. Mr. Sullivan
presented a grant of easements by owners of existing turn-
around and stated that he intended to furnish a bond for the
construction. Mr. Chapin said, speaking for all abutters,
that they would not want to see any changes of the layout.
Mr. Pound expressed interest in a possible future extension
which he realized would make Juniper Place over 500 feet in
length. Mr. Pound exhibited a plan of his land having 26.8
feet frontage on Hayes Avenue (.and Court 6171). The Chair-
man stated that the Board will take the matter under advise-
ment. The hearing was closed at 8:15 p.m.
The minutes of Planning Board meeting on July 13, MINUTES
1964, were approved as read.
Considered next were the following Form A applica-
tions which had been presented for determination of Plan- FORMS A
ning Board jurisdiction:
#64-37, submitted July 21, 1964 by Antonio Busa, plan
entitled "Plan of Land in Lexington, Mass.", scale:
1" 20t, dated June 30, 1964, Miller & Nylander,
C.E.'s & Surveyors.
#64-38, submitted July 23, 1964 by Colonial Develop-
ment Corp., Frank Capaldi; plan entitled "A Subdivi-
siOn of Land Court Case No.27511, Land in Lexington,
Mass.", scale: 1" - 401, Miller & Nylander, C.E.'s
& Surveyors.
#64-39, submitted July 24, 1964 by Mark Moore, Jr.,
' plan entitled "Plan of Land in Lexington, Mass.",
dated July 16, 1964, Miller & Nylander, C.E.'s &
Surveyors.

#64-60, submitted July 24, 1964 by Anthony Cataldo;
plan entitled "Plan of Land in Lexington, Mass.",
dated July 23, 1964, Miller & Nylander, C.E.'s &

After reviewing the above plans, upon motions duly made and
seconded, it was unanimously
VOTED: that plans accompanying Form A applications #64-37,
#64-38, #64-39 and #64-40 do not require approval
under the Subdivision Control Law and that said plans
be so endorsed.
Mr. Moore next submitted a preliminary subdivision
JACKSON ESTATES plan of land on Hancock Street into 9 lots, entitled "Jack-
son Estates Lexington, Mass.", dated July 18, 1964, Miller
MARK MOORE & Nylander, C.E.'s & Surveyors, accompanied by Form B,
dated July 27, 1964. The plan was accepted by the Board
for review.
Mr. Moore asked for Planning Board's opinion regarding
LARCHMONT LANE the possible use of his lot on Larchmont Land at Bedford St.
and was advised to explore the possibility of Board of
Appeals variance.
Ten acres of land between Bates Road and Route 128,
BATES ROAD owned by Capaldi, were discussed next and the Board was not
in favor of either apartments or industrial zoning for this
CAPALDI area. Mr. Greeley suggested that cluster zoning may be the
best solution for this area economically.
Plannin aBoard Highlights of July 27, 1964 were dis-
cussed by members and approve for publication.
CORRESPONDENCE Notice of Bedford Board of Appeals re: #1 Pine Knoll
Road was read and placed on file.
Letter from Bellone re: Worthen Road traffic was read
and placed on file.
Massachusetts Division of Planning memo on zoning and
subdivision control laws was distributed to members of the
Board.
Memo from Samuel P. Snow to Irving H. Mabee re:
Middleby Road land acquisition was reviewed by members of
the Board.
Upon written request from Frank and Clara DiRocco
SANDERSON RD.EXT. it was unanimously
DI ROCCO VOTED: to extend the time for Planning Board action on
Sanderson Road extension subdivision to and including
August 11, 1964.

' Letter from Superintendent of Public Works, dated
July 27, 1964, relative to Green Valley, Section 7,subdivi-
sion (Buse) was read and the preliminary plan, dated June
12, 1964, reviewed. It was unanimously
VOTED: to disapprove the above preliminary subdivision pians
for the reason that adequate provision for storm
water drainage has not been made.
The preliminary plan of Bloomfield Street extension,
dated June 29, 1964, was reviewed and planning director's
letter of July 24, 1964 approved.
The preliminary sketch of Busa subdivision off Grant
Street and Saddle Club Road was reviewed by the Board next,
and it was decided to recommend that 100 feet wide strip
be left out of lotting for Vine Brook and that the long
dead-end street parallel to VineBrook be cut down to 500
feet length with provision for future extension or curved
to cross the brook to connect with other street.
Proposed exchange of land with Dr. Ned S. Rasor at
Follen Road was discussed and it was decided to have Mrs.
Riffin and Mr. Zaleski contact Mrs. Pike about conveying
land to town adjacent to Rasor land.
The meeting adjourned at 11:00 p.m.

Re: Tillinghast Estates Section II
Gentlemen:
Please be advised that I have reviewed the definitive plan of
Tillinghast Estates Section II, plan dated May 141, 1964 con-
sisting of two sheets, and I have the following comments to
make:
' 1) A note should be added to the effect that all sewer
mains and services should be Class 2400 A.C.

2) Note #4 on the present plan should be changed to say ,
"Existing" pavement.
3) A note should be added to say that all presently paved
areas that are going to be removed which will not be
resurfaced will be loamed and seed*d to blend into
abutting properties to the satisfaction of the Superin-
tendent of Public Works.
4) IMPORTANT - The Town must retain sewer and drain ease-
ments in Lot B and a sewer easement in Lot A. The
lotting plan should designate these parcels as ease-
ments.
5) The cost of the work is estimated to be $9,000.
