A regular meeting of the Lexington Planning Board was
held in its office, Town Office Building, on Monday, April 6,
1964. Present were chairman Meyer, members Riffin and Campbell,
planning director Zaleski, and secretary Macomber.
At 8:00 p.m. a public hearing was held on the application
for approval of the definitive subdivision plan of the extension SANDERSON RD.
of Sanderson Road from the previously approved portion southerly EXTENSION
to the property of John B. Castelli et ux. Mr. Frederick Joyce, -
Surveyor, presented the plan for Mr. Frank DiRocco who has an DiROCCO
option to buy the property. Nine neighbors were present.
A letter from the Superintendent of Public Works, dated
March h, 1964) relative to recommended modifications of the sub-
division plan was read and made a part of the record. A copy of
the letter was given to Messrs. Joyce and DiRocco.
John Castelli, whose property abuts the proposed Sanderson
Road, was interested in knowing how far the road would go. He
was shown the plan which indicates the edge of the turnaround
will abut his property line. When asked if there were any future
plans for extension he was told that this would not be done over
his property without permission, but should he, Mr. Castelli, wish
at some future date to extend the road he could do so and connect
with Page Road thus making buildable lots on either side of the
road. Mr. F. Polestra inquired about the status of lot DB and was
told that this was too small for a buildable lot, but that a peti-
tion could be brought before the Board of Appeals who might con-
ceivably grant permission to build upon it. The Planning Board
will check with the Town Counsel as to what status such a lot would
have if approved as a part of the subdivision.
The neighbors interested viewed the plans, and there being
no further discussion the hearing was declared closed at 8:45 p.m.
At this time a public hearing was held on the application OAK STREET
for approval of a definitive subdivision plan of land now or SUBDIVISION
formerly of Gustave Larson, located northeasterly of Oak Street -
between Bruce Road and Ellis Street, shown as Lot 15 on Map 14 of GLEASON-LARSON
the Assessors' maps.
Mr. Daniel Gleason, petitioner, Mr. John J. Sullivan, sur-
vayor, and eight citizens were present. Mr. Richard Belliveau,
whose property abuts the proposed subdivision, feared that water
would drain upon his property since the subdivision would be on
a higher level. The chairman explained that it was against the
law to alter the land so water would flow on anyone else's prop-
erty and all subdivision have to be approved by the Town Engi-
neer as to roads, utilities, drains, etc. This seemed to satisfy

those present, and the hearing was closed at 9:00 p.m. ,
At 9:25 p.m. the Planning Board met with the Board of
BOARD OF Selectmen in their office. The question of compensation for
SELECTMEN the special legal counsel for the Planning Board was discussed.
Mr. Meyer offered the opinion that the cut in Planning Board
LEGAL COUNSEL appropriation was due in part to transfer of money for legal
expenses to the Tvwn Counsel. Mr. Cole replied that the cut
resulted from the reduced need for professional planning ser-
vices upon the appointment of a planning director and that
$2,500. retained for professional services should cover such
special legal counsel.
Mr. Cole requested that the file on the acquisition of
LYON LAND Lyon land for Waltham St. parking lot be transferred to the
selectmen, since they are going to continue negotiations in the
matter.
The date for the special town.meeting was discussed
next, it being agreed that May 25 was desirable. However, it
is possible that the articles, particularly regarding schools,
may not be ready one month prior to May 25, so that a later
date may be necessary.
Mr. Meyer advised the selectmen of the articles for the
special town meeting sponsored by the Planning Board, including:
Rezoning of land south of Route 2 at Spring St. to C 3.
Rezoning of land at Worthen Road from R 1 to A 1 (Seth
land)
20 ft. sideyard requirements in C 2 next to A 1.
The meeting with the selectmen ended at 9:40 p.m.
The following Form A application for determination of
FORM A Planning Board jurisdiction was taken under consideration
##64-18, submitted April 3, 1964 by John DeNapoli; plan
entitled "Plan of Land in Lexington Mass.", Scale:
11? = 30', dated April 3, 1964, Jos. J. Sullivan, Surv.
Upon motion duly made and seconded it was unanimously
VOTED: that the plan accompanying Form A application #64-18 shows
a subdivision as defined in the Subdivision Control Law.
The applicant may withdraw the plan if he wishes, and modify it
to conform to the zoning by-law so as to qualify for the endorse-
ment «approval not required."
The notices of Board of Appeals hearings scheduled for
BOARD OF APPEALS April 21, 1961, as follows, were read and noted: J. McDonough,
John Burgess, Warren Haussler, Josephine Dee, Bertram Shuman,

Joseph Hingston and James Cosgrove.
A general discussion relative to the preparation of
Master Plan followed. It was agreed to invite Mr. Samuel P. Snow
to come and discuss some of the planning projects with Mr. Zaleski.
The meeting adjourned at 10:25 p.m.
