A regular meeting of the Lexington Planning Board
was held on Monday evening, February 24, 1964 in its office,
Town Office Building, at 8:00 p.m. Present were Chairman
Meyer, members Greeley and Mabee, and the secretary, Mrs.
Macomber. Mr. Bryson came later in the evening.
Mr. vonald E. Nickerson, Chairman of the Board of
Appeals, at the request of the Planning Board met to discuss
procedure on notices of hearings to be held by the Board of
Appeals. It was the opinion of the Planning Board that they
did not have sufficient material in time to make intelligent
decisions on some of these petitions. It was hoped some method
of accomplishing this might be resolved.

Mr. Nickerson stated that the problem was that when the
application is made out hardly anybody gives enough informa-
tion. The inspection of the premises is left until the weekend
before the hearing principally because all material to come in
is almost never there much before that time. However, Mr.
Nickerson wishes to cooperate in any way possible and will dis-
cuss the matter with the Board of Appeals and see if this can
be worked out in a satisfactory manner. Mr. Nickerson left at
8:45 o'clock.
At this time the Board met with Mr. Norman Richards,
Atty. for Mr. Davenport; Mr. Russell Davenport, Mr. Harxy
Berglund; and two representatives of the Infield Realty Co.,
Mr. Roger Frissore of Watertown and Mr. Joseph Simone of Win-
throp. Mr. Richards stated that they wished to acquaint the
Board with the situation before the hearing. One of the
points was that if the C.C. & F. property can be acquired it
would be possible to eliminate Hinchey Road and other arrange-
ments made for a road. Another was that it seems quite certain
there will be a motel a little further down on Bedford Street
and it did not seem wise to have two motels in such close
proximity. They also felt the neighbors in the area preferred
apartments to the motel.
Mr. Meyer said he didn't see why they thought this
would be a good place for apartments, surrounded as it is by
high tension wires, town cemetery, town dump, and State armory,
and except for a very few houses there are no residences with
residential facilities near by, such as stores, schools, etc.
Mr. Richards replied that there are a lot of residen-
ces on Winter Street. He also said there was not much else
one could do with the land for with the required setback there

was not much left. Mr. Meyer replied that there would be two
good industrial lots with plenty of frontage. Mr. Meyer in-
formed the group that the Board had prepared an unfavorable

report for the last town meeting which had not been released, but I with enough good reasons the Board could change its mind. The
group left at 9:10 p.m.
EXT. OF SAN- Mr. Frederick Joyce then met with the Board to present a
DERSON RD. definitive plan of an extension of Sanderson Road. After the
plans were looked over, a hearing date was scheduled for April 6,
JOYCE 1964 at 8:30 in this office.
MINUTES The Board approved the minutes of its meeting of February
17, 1964.
BILLS Also approved were the following bills which had been
presented: Louise M. Macomber, secretarial service Feb. 17--
$9.00; Minute -man Publications, advertising hearing --$1.84.
Considered next were the following Form A applications
FORMS A which had been presented for determination of Planning Board
jurisdiction:
#64-6 - see listing of Feb. 17, 1964
#64-7, submitted February 20, 1964 by Norman C. May for
First Congregational Society of Lexington; plan entitled
"A Compiled Plan of Land in Lexington, Mass.", Scale:
1" = 401, dated Jan. 28, 1964, Miller & Nylander, C.E.'s
& Surveyors.
#64-8, submitted February 24, 1964 by Pinecrest Realty
Trust, Stephen T. Russian, Atty.' plan entitled "A Com-
piled Plan of Land in Lexington, Mass.", dated Feb. 14,
1964, Scale: 1" s 1001, Miller & Nylander, C.E.'s &
Surveyors.
Upon motions duly made and seconded, it was unanimously
VOTED: that the Lexington Planning Board determines that the
plans accompanying Form A applications 064-6 and #64-8
do not require approval under the subdivision control
law, and that said plans be so endorsed.
With regard to Form A application #64-7 it was decided
to refer this back to Mr. May with the request that it be re-
drawn to show clearly that the two parcels are incorporated as
parts of present church property.
EMPLOYMENT OF A letter was read from Mr. Alexander V. Zaleski of
PLANNING DIRECTOR Needham in which he confirmed his acceptance of the Board's
appointment as Planning Director for the Town of Lexington, and
ZALESKI that he intended to start work as such on March 9, 1964•
Also read to the Board were the notices or hearings to '
be heard by the Board of Appeals on March 10, 1964, and the

decisions of hearings held on February 18, 1964. It was decided BOARD OF

A letter having been received from Town Counsel Legro
in which he stated that it now appeared to be in order to COUNTRY CLUB
release from the provisions of a covenant the remaining lots MANOR,-SEC.1
in Country Club Manor, Section One, by motion duly made and -
seconded, it was unanimously POND REAL'1`Y
TRUST
VOTED: to accept the agreement executed by James Taurasi,
Trustee, Pond Realty Trust, dated February 18, 1964,
and the security in the form of a bond for the per-
formance of said agreement in the amount of $13,000.
and to release lots 1 through 4 inclusive and lots 7
through 19 inclusive, as shown on the subdivision plan
entitled "Country Club Manor Section One Lexington,
Mass.", being all the remaining lots shown on said
plan, from the provisions of the covenant executed by
said Trust on August 5, 1960 and recorded in the
Middlesex South Registry of Deeds in book 9710, page
237.
There being no further basins the meeting adjourned
at 10:00 P.M.
