HomeMy WebLinkAbout1963-08-26PLANNING BOARD MEETING August 26, 1963 A regular meeting of the Lexington Planning Board was held in its office, Town Office Building, on Monday, August 26, 1963 at 8:05 p.m. Present were Vice Chairman Meyer, members Bryson and Campbell, and Mr. Snow, planning consultant. Mr. James E. Farmer of Billerica met with the Board with reference to his subdivision entitled "Longfellow Estates LONGFELLOW Section Two Lexington, Mass.", dated January, 1961, and ESTATES approved by the Board on January 8, 1962. (See minutes of Plan- SECTION 2 ning Board meetings of said date and February 12, 1962.) - FARMER Mr. Farmer stated that he estimated it would cost $23,000 to construct Longfellow Road to service Lots 8, 9, 17, and 18. He said that for this reason he would like to sub- divide Lots 17 and 18 so as to obtain three lots having less area than is now required under the present zoning by-law. He asked if under Sec. 81-R of the Subdivision Control Law the Planning Board would be willing to waive strict compliance with the frontage requirements specified in said law in order to allow him to have three lots as noted above with less than the required 150 feet per lot. When it was pointed out that any variance in minimum lot requirements was a matter which came under jurisdiction of the Board of Appeals, Mr. Farmer asked what the Planning Board's attitude would be if he sought such a variance as he had in mind. Mr. Farmer was in- formed that the Planning Board would neither support nor oppose a petition for a variance. Mr. Farmer next inquired about the status of his sub- division plan as noted above. He was informed that it was approved and endorsed and was being held, together with an executed covenant also being held, for rewording after the Town Counsel received from Mr. Farmer, a grant of easements within said subdivision. When Mr. Farmer did not seem to re- call receiving any such instrument for execution, he was shown the Planning Board's copy of a letter, dated February 13, 1962, from former Town Counsel Harold E. Stevens to Mr. Farmer, said letter stating that there was enclosed an original and a copy of a proposed grant of easements to the Town of Lexington in the Longfellow Estates Section Two sub- division. It was suggested to Mr. Farmer that he try to see if he could find the instrument and, if so, have it executed. Mr. Farmer left the meeting at 8:30 p.m. The Board approved for payment a bill in the sum of BILL $280.00 from Samuel P. After due consideration it was moved, seconded,and unanimously VOTED: that the Lexington Planning Board determines that the plans accompanying Form A applications #63-52, #63-55, #63-56, and #63-57 do not require approval under the Subdivision Control Law, and that said plans be so en- dorsed. VOTED: that the Lexington Planning Board determines that the plan accompanying Form A application #63-54 requires approval under the Subdivision Control Law. The Board held a general discussion of problems cur- rently before it and then adjourned its meeting at 9:15 p.m. J Joseph A. Campbell, Clerk 1
