HomeMy WebLinkAbout1961-08-14PLANNING BOARD MFEPING August 14, 1961 A regular meeting of the Lexington Planning Board was held in the Board's office, Town Office Building, on August 141 1961 at 7:30 p.m. Present were Vice Chairman Grindle, Members Bryson, Mabee and Meyer, and Planning Director Snow. The Board approved the minutes of its August 7, 1961 meeting. Approved for payment were the following bills which had been nresentedz Wallace B. Mitchell Co., drafting sunnlies-$ 33.45; Fred Stone, Inc., drafting sunplies--.41.81; Jack p. Gensemer, profes- sional services through Aug. 7, 1961--4F262.50; Frederick A. Peterson & Son, carpentry work in office --65.00. Considered next were the following Form A applications which had been submitted for deter- mination of Planning Board jurisdiction: ' #61-38, submitted August 9, 1961 by Robert 0. Tillin§hast and Ann B. Tillinghast; plan entitled Plan of Land in Lexington, Mass.", Scale: 1" = 401, dated July 19, 1961, Miller & Nylander, C.E.'s & Surveyors. #61-39, submitted August 11, 1961 by Reginald A. Wood; plan entitled "Plan of & Moore; "Scale l" = 50', dated August 10, 1961, Joseph if. Moore, Inc., Reg. Land Sur- veyor. #61-40, submitted August 11, 1961 by William L. Hetherington by Donald E. Legro, Atty.; plan"entitled "elan of Land in Lexington, Mass.", Scale: lt' = 40', dated June 23, 1961s Miller & Nylander, C.E.'s & Surveyors. Unon motions duly made, and seconded, it was unanimously VOTED: that the Lexington Planning Board determines that the plan accomnanying Form A applica- tion #61-39 does not require approval under the Subdivision Control Law, and that said elan be so endorsed. ujkkv iii BILLS FORMS A 8-1l.-61 -2- With reference to the proposal that the former C 3 DIS- Rinaldo land at the intersection of Routes 2 A and TRTCT 128 be rezoned as a special commercial district, REZONING there was read to the Board a letter, dated August 4, PROPOSAL 1961, to the Planning Director from the Assistant Director of the National Park Service stating that Mr. Snow's letter of July 25 had been referred to the ' Region 5 office of the Park Service for attention and further reply. Considered next was a letter, dated August 10, CARRIAGE 1961, from Reginald A. Wood requesting a 15 -day ex GROVE tension to the period of time within which the Plan - ESTATES ni_ng Board must'act upon his Carriage Grove Estates definitive plan Upon motion duly made, and seconded, 4TOOD it wn s unanimously VOTED: that nursuant to the written request from the applicant the time of approval of the defini- tive subdivision plan entitled "Carriage Grove Estates Lexin';ton, Mass.", and dated April 15, 1961, be and hereby is extended to and including September 6, 1961. At the Planning Board's request Town Counsel Stevens came to the meeting to discuss several matters currently before the Board. With reference to the proposed acquisition of land for the extension of Buckman Drive to More- BUCKMAN land Avenue, the Board discussed Mr. Reenstierna's DRIVE letter of August 12 to the Planning Director. - Since it appeared that Mr. Reenstierna's fair market LUONGO value of lots 11 and. 12 owned by Mr. Pasquale Luongo was high, Mr. Stevens recommended that Mr. Snow dis- cuss in deta41 with Mr. Reenstierna his appraisal as set forth in said letter. The Board considered the application for approval of Cary Acres Sec. 3 definitive subdivision CARY ACRES plan and discussed said plan with the Town Counsel. SEC. 3 After due consideration, it was moved, seconded and - unanimously CARS' REALTY TRUST VOTED: that the definitive subdivision plan en- titled "Car y Acres Section Three Lexing- ton, Mass.', dated April 7, 1961, which was submitted to the Board by Cary Realty Trust on June 28, 1961, accompanied by an application for approval of definitive plan, Form C, dated June 12, 1961s be and hereby is modified as follows: 1. The proposed street is terminated at a point on the southeasterly side line of said street 50.04 feet beyond station 5 + 80.18 as shown on plan prepared by the ' planning Board entitled "Modification of Subdivision Plan Entitled 'Cary Acres See- Discussed also was a print of a proposed sub- division of land owned by Edward H. Hinds Realtv Co. BURNS ROAD Trust, said plan being entitled "Preliminary Plan of EXTENSION Subdivision of Burns Road Extension Lexington, - Mass.", and dated August 3, 1961. Mr. Snow reported DERDERIAN that Mr. George Derderian, the subdivider, wished an informal opinion in regard to the temporary turn- around shown on said print as being superimposed on lots 3 and 4. It was decided that the turnaround should either be made permanent, in which case there be I -sufficient area for proposed lots 3 and 4, would or that the turnaround be temporary and be located at the end of Burns Road Extension outside the sub- d1vision. Mr. Snow was asked to inform Mr. Derderian of the Planning Board's opinion. The Board considered the application for approval of Cary Acres Sec. 3 definitive subdivision CARY ACRES plan and discussed said plan with the Town Counsel. SEC. 3 After due consideration, it was moved, seconded and - unanimously CARS' REALTY TRUST VOTED: that the definitive subdivision plan en- titled "Car y Acres Section Three Lexing- ton, Mass.', dated April 7, 1961, which was submitted to the Board by Cary Realty Trust on June 28, 1961, accompanied by an application for approval of definitive plan, Form C, dated June 12, 1961s be and hereby is modified as follows: 1. Lots 377 and 378 are eliminated; and as so modified, said definitive subdivision plan be and hereby is approved. lEfter Mr. Stevens left the meeting the Board discussed a proposed revision of the zoning by-law for Lexington's existing M 1 district and adjacent area.
