October 8, 1957
A regular meeting of the Planning Board was
held in the Town Engineer's Room, Town Office Build-
ing, on Tuesday, October 8, 1957 at 7:40 p.m. Present
were Chairman Grindle, Members Abbott, Jaquith and
Soule and Planning Director Snow.
The Board approved the minutes of June 24 and
September 30, 1957.
Taken under consideration next were the appli-
cations for modification of the first section and
approval of the second section of the Hancock Heights
development. A performance bond acceptable to the
Town Counsel for work to be completed in Section Two
of said development was received by the Board. All
other matters appearing to be in order it was moved
by Mr. Jaquith, seconded by Mr. Abbott and unanimously
VOTED: that the approval by the Planning Board of
the subdivision plans entitled "Hancock
' Hei�hts, Lexington, Mass.", dated April 23,
1950, recorded in Middlesex South District
Registry -of Deeds as Plan No.1252 (A of 2)
of 1956, Book 8777, End; and "Hancock
Heights Street Plan and Profile Linmoor
Terrace Lexington, Plass.", dated April 23,
1956 recorded in said Deeds as Plan No -1252
(B of 2) of 1956, Book 8777, End; be and
hereby is modified and amended by eliminat-
ing as a way that portion of Linmoor Ter-
race lying north of station 4 + 16.86 shown
on/said Plan No. 1252 (B of 2) of 1956.',
It was further
VOTED: that the definitive subdivision plan en-
titled "Hancock Heights Section Two Lex-
ington, Nass.", dated June 20, 1957 which
was submitted to the Board by Moore Realty
Trust on September 17, 1957 accompanied by
an application for approval of definitive
plan Form C, dated September 17, 1957, be
and hereby is approved.
The Board next considered the situation in re-
gard to the Battle Green Village, Section Two sub-
division. There having been received by the Board
(1) an instrument in which Leeland Construction Co.,

BATTLE Inc. assumed the obligations of the applicant and (2) a
GREEN bond obligating said company to observe and perform all
VILLAGE covenants, conditions, etc. of the application signed
SEC. 2 by the Principal, it was moved by Mr. Jaquith, seconded
by Mr. Abbott, and unanimously
VOTED: that the July 22, 1957 vote of the Planning
Board disapproving the definitive subdivision
plan entitled "Battle Green Village Section
Two Lexington, Massachusetts," dated May 21,
1957, be and hereby is rescinded.
It was further
VOTED: that the definitive subdivision plan entitled
"Battle Green Village Section. Two Lexington,
Massachusetts," dated May 21, 1957, which was
submitted to the Board by Eleanor L. Ross on
June 7, 1957, accompanied by an application
for approval of definitive plan, Form C,
dated May 29, 1957, which was disapproved by
the Board on July 22, 1957 for failure of the
applicant to file the required bond, said dis-
approval having been rescinded by the Board
on October 8, 1957, and Leeland Construction
Co., Inc. having acquired title to all the
lands within the subdivision by deed, dated
October 8, 1957, recorded in Middlesex South
District Registry of Deeds on October 8, 1957
as instrument No. 148, and said corporation
having assumed all the obligations of the
applicant, be and hereby is approved.
i'ORM A Mr. Soule arrived at the meeting at 8:15 p.m. at
which time the Board considered the following Form A
application for determination of Planning Board juris-
diction:
#57-89, submitted on October 3, 1957 by Richard
K. Brown for Dominic Iovino; plan entitled "A
Subdivision of L.C. No. 15791 Land in Lexington -
Mass.", Scale 1" = 40', dated July 21, 1957)
Miller & Nylander, Civil Engineer's and Surveyors.
It was moved, seconded, and unanimously
VOTED: that the plan accompanying application #57-89,
be signed bearing the endorsement "Lexington
Planning Board approval under Subdivision
Control Law not required."
In making the above determination, it was decided '
to write the following letter to Mr. Brown and to send a
copy of the same to Miller and Nylander.

Dear Mr -Brown: June 21,1957
Enclosed herewith please find a copy of a notice of
Planning Board determination that the subdivision
control law does not apply in the case of the plan re-
ferred to above. In making this determination the
Board noted that there is shown on the plan a parcel
having a width of 40 feet and a frontage on Winter
Street of 41.93 feet. The Board does not know whether
this parcel is being reserved f'or a future street but
wishes to call your attention that the determination
in no way is an approval bl,r the Board of a future loca-
tion for a street. The Board also wishes to point out
that it is required 50 -foot widths for future streets.

While taking action on the following matters the LONGFELLOW
Board endorsed the Longfellow Estates Section One ESTATES
definitive subdivision plan, the vote approving said SEC. 1
plan having been lettered thereon and prints on cloth
having been made for the signatures of the Board mem-
bers.
The Board reviewed the plan Mr. Antonio Busa had
brought to and discussed with the Board at its Sep-
tember 24, 1957 meeting, said plan being dated Sept.
17, 1957 and entitled "Plan Showing Proposed Lotting
in Green Valley -Section 3 Lexington -Mass." After due
consideration it was decided to notify Mr. Busa that
the Board would not approve any further extension of
Lillian Raid until such time as there is provided a
second recognized means of access for said road.
Mr. Snow reported that he had discussed further
with Mr. Gayer the inclusion of street signs in sub-
division work with special reference to the location
of said signs and recommendations for specifications
in regard to the same. Approved by the Board was the
draft of a letter addressed to Mr. Gayer covering the
items discussed by him and Mr. Snow. (See addendum).

The Chairman reported that the Town Counsel had
BY-LAW
requested that representatives of the Board be appointed
to serve on a committee with him and representatives of
the Selectmen and Board of Appeals for the purpose of
drafting a sign by-law for Lexington. i•Zr. Jaquith agreed
to serve with Mr. Grindle on said committee.

Considered next by the Board were a series of

sketches made by Mr. Snow showing possible solutions for

the development of the Vine Brook Realtv Trust land be -

tween Vine Brook and Waltham Street. The Board selected
the sketch showing one way located parallel to Vine Brook
and connecting at right angles to the first and heading
in a northwesterly and then southwesterly direction to
form a dead-end street of a dog -leg design. Mr. Snow was
asked to prepare a preliminary plan of this scheme and
transmit it to Mr. Tropeano, it being understood that
said plan would serve as a basis for the preparation of
a definitive plan.

Dear Mr. Gayer:
At a meeting of the Planning Board held on Seotember 17,
1957 Mr. Stevens discussed with the Board the matter of
street signs being required in subdivisions. At a sub-
sequent meeting of the Board, it was decided that here-
after, before approving a definitive subdivision plan,
the Board shall require the location of the street signs
to be shown on said plan with the notation thatthe
definite location of said signs are to be designated by
the Superintendent of Public Works. It was thought that
by making such a requirement the subdivider would be re-
minded that before the required work in the subdivision
has been completed to the satisfaction of the 'Superintend-
ent of Public Works, the subdivider is required to erect
such signs under Sec. V.B.8. of the Rules and Regulations
Governing the Subdivision of Land in Lexington, Massachu-
setts.
The Board would appreciate receiving from you ay sugges-
tions you may wish to recommend in regard to adding to
existing specifications items in regard to the erection
of street signs. It was thought that the specifications
might specify the material of which the sign post is to
be made, the length of the post, its height above ground,
the material in which the post is to be set, etc.
