HomeMy WebLinkAbout1955-01-17 PLANNING BOARD MEETING III Monday, January 17, 1955 Present: Adams, Grindle, Hathaway, Irwin, Jaquith, Ripley - Snow, Stevens. Meeting opened at 8 o'clock. Bill Foto-Beam, Inc., 2 doz. drafting pencils, $2.40. Unanimously voted that the bill be paid. Form C Application for Approval of Definitive Plan presented by the Beaton Edison Co. for Antonio Buse. Subdivision plan entitled, "Subdivision Plan of Land in Lexington, Mass. belonging to Antonio Buse," dated Jan. 6, 1955, T. L. Hughes, C.E. Plan shows "Lot A" to be used for a sub-station for The Edison Company and a 1.O-foot easement to provide access from Lowell Street. It was moved by Mr. Hathaway, seconded by Mr. Irwin, and unanimously VOTED: that the date for a public hearing on the application of An- tonio Busa for definitive approval of a subdivision plan off Lowell Street be set for Monday, Jan. 31, 1955 at 8 p.m. It was decided to notify landowners on opposite side of Lowell Street from Mrs. Reed's home to Steer Street as well as all abuttors to the Busa subdivision. Reiss Associates Mr. Ernest Reiss of Reiss Associates, Inc. appeared for informal dis- cussion on change of zoning from R-1 to M-1 on land of Mr. Wagner at Westview St. and Hinchey Road. Mr. Reiss is interested in building a one-story menu, facturing plant which would at this time require a minimum of 100,000 ft. to be expanded in a year or two another 100,000 ft., building to cost in the neighborhood of .+00,000. Plant is on a working schedule of 24 hours, 5 days a week, and employs approximately 250 unskilled help, the majority of which he believes would remain with the company, traveling from Newton, Watertown and neighboring towns. Mr. Reiss stated that the plant would not in any way con- flict with M-1 restrictions and that he would bring in plans to show to the Board. Mr. Reiss also stated that time is of the essence with him and that his option to buy is limited to April 15th. Moore Mr. Mark Moore Jr., 3 Diehl road, Lexingtonrepresenting Moore Realty Trust, appeared for informal discussion of a preliminary plan for the subdivi- sion of the old Meagher property and several adjacent lots to the southeast, plan dated January, 1955, Fred A. Joyce, C.E. Mr. Moore sought Boards approval of a variance from minimum lot area and frontage required by the Lexington Zon- ing By-law. He was advised that the Board has jurisdiction aver roads, but not over lot changes. The plan was held over for further study. cc DeVries Construction Co. The DeVries Construction Co. having submitted performance bond in111 proper order,and other requirements having been met, it was moved by Mr. Hathaway, seconded by Mr. Irwin and unanimously VOTED: that the definitive subdivision plan entitled "Section Thee, Sun Valley, Lexington, Mass., owned by DeVries Construction Co., Inc.", dated December 21, 1951 , which was submitted to the Board by DeVries Construction Co., Inc. on December 27, 1954, accompanied by an application for approval of definitive plan, Form C, dated December 23, 1954, be and hereby is approved. Form A - Application submitted by Leeland Construction Co., on Jan. 17, 1955, ac- companied by a plan of land in Lexington, Mass., dated Jan. 14, 1955, for lots 1 and 2 on Massachusetts Avenue, Moved by Mr. Hathaway, seconded by Mr. Grindle and unanimously voted "that the plan be signed bearing the- endorsement, 'Lexington Planning Board approval not required under subdivision control law' ". Form A - Application submitted by William G,, Potter, accompanied by a plan of TM-7n Marrett Road and Bridge St., dated Jan. 17, 1955. Action held over until next week. Ridge Construction Co. After discussion it was moved by Mr. Irwin, seconded by Mr. Grindle and so VOTED: that in accordance with the request of the applicant, the approval of the subdivision plan of Ridge Construction Co., Inc., which was voted on February 9, 1953, is hereby made subject, in addition to the conditions set forth in said vote, to the condition that no lot in the subdivision shall be sold and no building shall be erected or placed on any lot until the ways and other improvements required under the rules and regulations of the Board necessary to adequately serve such lot have been completed to the satisfaction of the Board. The Board then signed the Agreement between the Lexington Planning Board and the Ridge Construction Co., Inc. dated Jan. 8, 1955, and endorsed the plans of Ridge Construction Co. for their subdivision of land along proposed Hatch Road. At 10:45 p.m. the Board adjourned to the Selectmen's Office for a dis- cussion in regard to the proposed municipal parking lot between Waltham and Muzzey streets. Wilbur M. Jaquith Clerk 3mb ,
