' Tuesday, September 8, 1953
Present: Adams, Grindle, Hathaway, Irwin, Potter, Ripley.
Meeting opened at 7:45 o'clock.
Letter read from Mr. Stevens giving form of article for change of
zoning to be presented to Town Meeting as follows:
"Article 12. To see if the Town will vote to amend paragraph (f) of sec-
tion 5 of the Zoning By -Law dealing with M 1 districts as follows:
By striking out in the first part of said paragraph (f) the words
"C 1 and C 2" and by inserting after the word "R 1" the word -
and; so that said first part of the section will read as follows:
M 1 districts. All buildings and uses that are permitted in R 1
and R 2 districts but subject to any conditions and restrictions
set forth therein, and the following: -.
By inserting a sub -paragraph designated b under sub -paragraph 2
of said paragraph (f) to read as follows:
' b. All buildings and uses that are permitted in C 1 and C 2 dis-
tricts, including those permitted therein by permission from the
Board of Appeals, with the exception of liquor stores which are
hereby expressly prohibited."
Mr. Adams stated that Mr. Williams is interested in land already
zoned for M 1 at lower end of Route 128, but as most of it is tax title
land, will have to wait and see what can be worked out.
Further discussion on conservation of land. All agreed to work on
a two -district system. Present zoning frontage on all existing legal
streets to remain in effect even tho in new district. Suggest a 150'
frontage, 40000 sq. ft. area, 40' set -back. Also to keep present policy
of requesting sewer connection when available.
Adjourned to Selectmen's office where Mr. Adams explained to the
Board the Planning Board's feeling on the matter of conservation and re-
quested town meeting for -November. The Selectmen were in sympathy but
raised the question as to whether all data could be made available in so
short a time. Mr. Adams felt that it could, but the Planning Board would
definitely know by the first of October.
Returning to Engineer's Office, Mr. Stevens was asked for defini-
tion of M 1. Stated that R 1-- R 2 uses would be allowed; all C 1 - c"
uses would be out unless approved by the Board of Appeals except liquor
stores, which would definitely be out.
