PLANNING BOARD MEETING
Monday, May 18, 1953
Present: Adams, Hathaway, Grindle, Irwin, Potter., Ripley.
Meeting opened at 7:45 o'clock.
Bills
Bills presented as follows: Adams Press, publishing hearing Bay
14, 21,, Ampolo, $5.00. Fotobeam, Inc, 20 up-to-date population maps,
$75.75. Unanimously voted the bills be paid.
It was decided that price of sale for population maps would be
$4 each.
Hear - Baskin
Public hearing was held on petition of W. John Baskin to subdivide
parcel of land lying between Williams Road and State Highway and to lay
out a street approximately 2250 ft, long, running northerly from Williams
Road at Gleason Road and joining again with Williams Road at Blake. Road.
Mr. Nylander presented plan for Mr. Baskin. No one present against and
the plans were approved subject to approval by Board of Health and Town
Engineer.
' Letter read from the Chamber of Commerce suggesting that the Board
inform all Town Meeting Members of any proposed changes in zoning laws at
least one month before those changes came before Town Meeting. Decided it
would be a good thing to have a special meeting for discussion for anything
important. Mr. Potter moved, Mr. Hathaway seconded, that on any import-
ant changes in zoning by-law the town meeting members be notified in ample
time for public discussion, whether or not the Board has a meeting. So
voted.
Robinson Hill
Mr. Newgent appeared for subrAssion of plan for tentative approval
of Robinson hill by Lexington Construction Co., Inc. Was desirous of
changing his main entrance from Woodberry road to Cedar street and leave
Woodberry road as a private way, which he would hot -top if desired.
Mr. Newgent submitted a cost analysis for sewage which is on file.
From this he inferred that the cost of putting in the sewer would be ex-
cessively high and that he would prefer servicing each lot individually.
Mr. Adams explained that it was the province of the Planning Board and of
the Board of Health to look out for the general Interest of the Town, par-
ticularly looking to the future - that while the service might be satis-
factory at present they were concerned with what might happen when the
property had reverted to the buyers and Mr. Newgent was out. Any develop-
ment of this size would have to be connected with the sewer eventually,
and the Board feels it should not be the responsibility of the town to do

this at a later date but that the developer should do it at time of build- '
ing. Also in this case there would be an additional problem of surface
drainage if no sewer. Nr. Newgent then stated he would like approval on a
portion of the plan and was informed that inasmuch as there were no pro-
files or drainage shown, these would have to be furnished before formal
tentative approval is given.
It was the informal opinion of the Board that the road as designed
appears satisfactory. Mr. Burns, being present at this discussion, sub-
stantiated the above decision of the Board.
Kevorkian
Mr. Peter Kevorkian of Arlington appeared for information res motel.
The regular procedure for zoning change was explained.
It was suggested that the Methodist Church people be notified that
the Board will recaimnd the new road as first laid out and to buy north
of it.
Letter from Mr. Tropeano requesting confirmation of recommendation
to acquire lot on Marrett road referred to Mr. Stevens.
Meeting adjourned at 10:50 o'clock. '
