Ripley Edwin Worthen, Jr. Winfield S.Caouette PLANNING BOARD MEETING January 5, 1949 Present: Cromwell, Worthen, Ripley, Burns, Adams, Richards, Johnson. The records of the previous meeting were read and accepted. Joint Meetine with Lelanrton Reej Estate Men Messrs. Winfield Couette, Robert Merriam, Ernest Rogers, George Foster, Franklin Coleman, W.H.Ballard, Charles Vaughan, W.H.Lyons, Roy Ferguson, Mrs.Ellese Clark and Mrs.Ruth Mitchell were present. Mr.Blaak- well, Counsellor, came in later in the evening. Mr.Cromwell opened the meeting and explained that the purposes of the meeting were to discuss the second draft of a complete revision of the Lexington Zoning By-law. This meeting is for an informal dis- cussion. Copies of the preliminary draft were passed out to all those present. Mr.Cromwell started in by stressing important parts of Sec. 2 - i.e.,change in types of zone, "customary home occupations", off-street parking, 30-ft. setbacks, corner lots, small lots. Mr.Couette asked questions on "off-street parking", Mr.Ballard was in disagreement with the provision. There was further discussion. R-1 and R-2 zones were discussed. Mr.Cromwell outlined the present and future plans. Mr.Couette, Mr.Rogers, Mr.Coleman, Mr.Ballard, Mr.Foster and Mr.Couette were in disagreement as to the maximum lot coverage in P 5.2. Mr.Cromwell then turned to P 5.55. Mr.Lyon on P 4.34 wanted "real- tors" P 7.33 "not otherwise" to be taken out. Mr.Couette referred to P 6.11. A poli of the sentiment on increasing lot size was taken as fol- lows: Lyons - Yes - on topography Mrs.Mitchell - Yes - in sections, and some lots smaller than present (at least 75 ft. frontage) Couette - In principal, stay the same Mrs. Clark - " n n n " Merriam _ n n n n n Rogers - Flexibility and differential in various areas Vaughan - Same as Merriam Ferguson - Leave as is Fbster - Amply protected with present size Coleman - - Same as is - but large undeveloped areas might go into larger lots.
